"One of the worst apartment complexes I have ever lived at and the office staff is a literal joke and should be fined for neglect for tenants. Vests Properties is a scam and they will take your money and pocket it. They do not use their money to fix property issues so if you rent here and your microwave breaks, well you’ll have to replace it yourself because no one will do it here. There is absolutely no hot water and they know and do not care about this. I have the health department currently investigating them and in contact with a news station to blast this apartment complex because they have stolen my rent money and my water money (which is 30-70 a month). This apartment complex needs to be shut down with the roach infestation and the water issues. You should not be allowed to live here what so ever and they charge way too much for how much issues they have. The staff will gaslight you, and ignore any of the issues they have and the maintenance team will take 2-3 months with a work order because they have no idea what they are doing. Please, please do not rent from this place. Especially with children. You will live with roaches, wood rot, mold, no hot water and appliances that are awful. I’ve been told they will “fix” my hot water but they never will. I’ve been stolen from the entire time living here and I have a one year old child. I have tape covering holes every where in my apartment so roaches can’t get into my kitchen. This place is disgusting. The pest control is a freaking joke. Please save your money, you’d be better off living on the streets than living here. The staff here doesn’t care about you, vests is broke and has no money to fix your rental issues, and the corporate woman Wendi is a joke and just argues with you and makes you think your issues aren’t an actual issues, fire them all and shut down this apartment complex"
"RENTER'S BEWARE!! INCOMPETENT NEW OWNERSHIP!! -Ceiling leaked water from a storm for 2 weeks. Took maintenance 3 months to come investigate my "high priority" work order. It wasn't leaking anymore so they left and continued to ignore it. Still leaks when it rains but they don't care. -Sinks have never had hot water. MAYBE lukewarm sometimes if you're lucky. -Consistent Internet issues. CONSTANT packet loss. Expect 5%-55% packet loss at any given moment and for the leasing office/maintenance to care so little that after 4 months and checking in for updates on the situation 2-3 times a week, they still have accomplished nothing. They even told me to solve it myself and that they weren't responsible. It took me sending 11 Cox Residential Internet Service Technicians to the office before it finally got through their thick skulls that I as a resident can not be responsible for scheduling the replacement of apartment RG-59 AUX cables to RG-6 cables. I'm dumfounded that they pushed that on me for as many weeks as they did. Raw incompetence. Queens of spinning their wheels. They've been WELL informed that half my income comes from working at home and requires steady internet access. They could care less how many thousands of dollars their incompetence has cost me now. -Roaches unavoidable. Apartments made of 30 year old rotting wood with no upkeep so no matter how clean I make my apartment or how much preventative maintenance I do they're in my walls. I have to kill 2-3 a day at least, every day on average. Apartments "pest control" is just a teenager with a poison pump who always accomplishes contaminating my utilities and electronics with way too much spray that never works at repelling bugs for even a single day. I'm charged monthly for this by the way. -Stairs broke on my stairwell and it took 2.5 months to repair. Previous property owners always had this solved in 3 days max. -Pool areas LITTERED with trash. Always. Especially outside of summer time. Storms come in and throw chairs/umbrellas/tables everywhere but they're never put back. Staff just let umbrellas soak up mud stains in the random corners they were thrown into many months ago. Things seem to only get put back by a resident when they want to use it. -Gate never works. I don't think it has ever worked for longer than a week at once. Always left open. Parking lot is always way too full and we occasionally get solicitors because of this. It also makes me walk a football field to my stair well when I get home at midnight. Been broken for years. Least they could do is give us assigned parking and make money fining people who break the rule but they're allergic to ideas that help residents up there I guess. -Mailboxes constantly broken into. Porch pirates run rampant. Can't have anything of value delivered here in any form. All of these things suck but it's the internet issues that cause me the most struggle. I wouldn't even be writing this if I hadn't been denied my usual income for the past 4+ months while being assured it would be repaired soon countless time. If you host online meetings, participate in zoom calls, play video games online, invest in the stock market during open hours, livestream, frequently torrenting/uploading/downloding files or anything else that requires you to have consistent uninterrupted internet access with any degree of importance, then bail on this place now. It is my biggest gripe and unfortunately none of the office workers seem to be familiar enough with what the issue even is (even when I have them write it down word for word straight from the mouths of 11 Certified Cox Internet Service Technicians) to properly contract any labor to come and fix it. It's either gross incompetence or negligence that's costing me at least $750/month. Either way this is unacceptable. PLEASE DO NOT give this place ANY of your money!"
"WARNING!!! If you moved in before the apartment was taken over by Vesta you will get screwed over for fees and deposits that don’t transfer over from Case and associates when you move out! This place was a nightmare when I lived there and it continues now that I have moved out. While living there we had the water shut off without notice for several hours at least twice a month. I had to run the hot water for five minutes before it would even begin to turn lukewarm which made it hard to shower in the morning (or at all). The security gate was never shut and security was never around. I witnessed several cases of violence including a shooting that happened in the building across from me that I had to speak to the police about. The mailboxes were frequently broken into and rather than management increase security they had all our mail sent to some random post office that we had to go pick up. AND now that I am living somewhere nicer I am being told I owe them money to replace the carpet for one small tear by the front door that my 12 lb dog created in the 2 years we lived there. The property manager Julian Palmer told me many lies regarding my $400 pet fee that I paid when I moved into one eton in 2021. I also paid two years of pet rent each month. A normal person would assume a pet fee so large would be to have the pet and for any damages the pet my make while living in the unit? Right? That’s what most apartments do. Not here. I was told first that the 400 was simply to own a pet on the property, then I was told it would only cover damage made to the outside of the unit such as flower beds, when I called corporate they said none of that was true but that it was still an issue with case and associates and not them. So now I am out the 400 I paid when I moved in and what they are trying to make me pay in pet Regardless of the outcome do not trust the property or the property manager she will tell you lies to get you to go away and they will not hold onto the agreements you made when you signed a lease with them."
