"Partner and I lived there for two years, and it was hell. When our lease was up we wanted to go month to month after the first year because you were able to, and it gave us more flexibility because we weren’t planning on staying there forever. Rent was increased $75 but that was manageable. After one month, we got a notice on our door that if we wanted to stay month to month, we would have to pay MORE a month, making the total rent increase over 150 dollars, or if we signed a new lease, they would only increase it a bit more. Oh, and if we didn’t want to renew our year lease, we had to give 30 days notice, but you had to give said 30 days notice within 24 hours. Another time they inspected and told us our unit was violating the contract due to clutter and gave us 2 weeks to clean up. Fair enough, it was pretty messy, so we cleaned it up really well, and they never showed back up to reinspect. I took off work that day to make sure someone was there to mind our cat and our dog. The tub from the unit above ours had a leaky drain, and it took them 2 months to cover the 1 foot square hole they cut in my ceiling. Maintenance always left their mess for you to clean up, and the window seals weee so degraded that you could hear the wind whistling into your apartment, and it was always full of bugs. There was a rodent problem in the building we lived in, squirrels would get into the space between the upper and lower level apartments, and it was never the same 2 people in the office. Maybe if they fix the place up it will be nice, but for what we ended up paying in rent the place was NOT worth the money."

"I've lived here for almost 4 years, and over the years it's been mediocre at best. There was a group of people who would go to the hot tub at midnight and it would sound like a frat party until security arrived. Packages stolen off my doorstep and the apartment manager did nothing. There's been a super creepy older man who sits right below my apartment balcony and waits for me every day for 2 years now. I've decided to put up a blanket so he can't see me and I get a warning from the apartment manager that I have to remove it simply because. Your privacy is not important here. They will fine you for leaving your trash next to your door for 2 days. Even if you're sick and have a disability like myself. Good luck getting a good night's rest too with all of the super bright lights all around the complex. They have spotlights pointing at trees that so beautifully beam through my blinds at night. Do not even think about living here."

"Great work by all of the management staff over the recent cold spell. 2/3/22 - 4 bldgs lost power, then pipes froze - and it carried into Christmas. Management was on top of things, got the problems solved quickly and was accountable throughout, including working through Christmas. Nice job."

"Please read the entire review to fully understand my experience. I have been a resident here 3 years, so I’ve seen a lot happen in the recent past. The biggest appeal of this complex is the included amenities: cable, internet, laundry, security, a pool, and a pretty aesthetically pleasing environment. These are very nice to have, especially as a college student + rent is affordable! Newsletters keep us up to date with neighborhood issues & the units themselves are nice. However, we had quite a bit of difficulty with management in the first couple years- work orders were requested but maintenance would show up weeks later or not at all, only to not complete the job thoroughly & efficiently. We developed a mildew problem which turned into mold because it wasn’t taken care of correctly at any point. I was pulling my hair out trying to communicate with everybody and basically do their job for them. As of the beginning of 2020, the new management has shown the ability to get maintenance issues taken care of efficiently and in a reasonable amount of time. Unfortunately, the new management had to deal with the frustration I felt over the course of trying to get this issue managed. Whereas the last manager would’ve argued with me and found some way to blame me as the tenant, she responded by hearing and understanding me then working to get my issue resolved. My only negative experience here is with poor management. I hope that Oak Ridge Properties will pay close attention to the management of their properties and ensure that tenants are getting the care they need to enjoy such a beautiful complex- it truly is a “make it or break it aspect” of residential facilities. Nu, the new manager, is fantastic and I hope she stays around for a long while. The new maintenance team is also a huge improvement!"

"I lived here for 6 years. It was great when I moved in, but went downhill over the past 1-2 years. My apartment was drafty, to the point that there was a noticeable temperature change as you approached the window or sliding glass door. My balcony was rotting away and a permanent home to squirrels and pigeons (despite my efforts). The kitchen is very small, as is the bathroom. My bathroom was "updated" at one point, but they actually just reduced the storage and installed the new vanity badly. Maintenance got slower and slower to respond to issues. AC was out for 3 weeks. My refrigerator was out for a week. Office staff is generally unprofessional. I called outside of office hours to report my fridge going out, left a message at about 8am. I called back around 2pm and was told that they weren't aware of my concern, because they hadn't got around to checking messages yet. While my immediate neighbors were fine, there were definitely some in other buildings that caused concern. Cops were frequently in the complex. Security used to be fantastic, but they stopped patrolling the parking lot at some point. My car was broken into while parked over night (not the complex's fault, but definitely concerning). I cannot suggest anyone live here."
