"I have never lived here but I really want to. I felt the need to leave a review for the front office lady, Mary. Her attitude is very pleasant very welcoming. She made my stressful day 1 million times better just by talking with me. She is very thorough with her information about the apartments as well. I enjoyed our conversation so much!"

"I've lived here since 2011, and have had a great experience. I've been through several changes in on-site management, but have had no complaints. The current managers are courteous, respectful, quick to act when a maintenance need comes up, and easy to work with. This is a no-frills complex, with the exception of in-unit washer / dryer - there's no pool, no fitness room, no clubhouse, and minimal landscaping, but it's located right across the street from the Conestoga Rec Center, part of the Tualatin Valley Parks & Rec district, and there's Beaverton - PDX express bus stop right next to the building. Rent and utility charges are reasonable, especially in this day and age. All in all, this is definitely a great place to live."

"UPDATE: My experience moving out of this apartment was terrible. First, we signed our final inspection paperwork 1 year to the day after we signed our one year lease. The manager never warned me until AFTER signing the papers that I might need to pay rent through to the end of the month to fulfill my lease agreement. He said he would let me know, and I said I'm happy to pay the money if that's what the lease agreement says. A month later, and after we moved to another country, I received a notice from Norris-Stevens which said I owed $2000. $1200 for breaking the lease and $800 for replacing the carpet for the entire unit. Rent to the end of the month would have only been an additional ~$560 which would have satisfied my lease agreement if they would have simply let me know I owed it. Instead, they accused me of knowingly breaking the lease and billed me the full $1200 lease break fee. There was a significant burn on the carpet due to a "blonde moment" on behalf of my wife. But it was repairable and should not have cost more than $100-$200 to repair at most. Instead, they replaced the carpet for the entire unit which I guarantee they would have done anyway because it needed new carpet when we moved in. But because there was obvious damage to the carpet, they used it as an excuse to bill us for a large portion of the cost to replace it. I'm now living in a new country with no plans to return to the states, so my credit score there makes absolutely no difference to me. There were no consequences whatsoever for me if I chose not to pay them. Others in my situation would never have paid them a dime, but I'm happy to pay what I rightfully owe. As I explained this to them, the lady I spoke with got very defensive and threatening, and even said "I was just about to make you a deal...". In the end, I paid the remaining $560 rent and their RIDICULOUS $800 charge for the carpet. So, while the apartments themselves are competitively priced and modern, the unresponsive manager, lack of amenities, and the property manager Norris-Stevens make this an absolute no-go for me. If I ever do move back to Beaverton, I will not step foot in Hite Landing or any Norris-Stevens property again. Period. #################### These apartments are great for the money as long as you don't miss amenities like a pool, gym, or decent overflow parking. They are smack between Conestoga High School and Elementary School, and there's a recreation center across the street. The apartments are fairly new with modern electric stovetops, ovens, dishwashers and fridges. I'm not certain whether every unit has the washer/dryer but the ones in our building do. I love not having to carry my laundry out to a shared facility. I would have rated the apartment "Very Good" (not excellent due to the missing amenities and poor parking) if it weren't for the manager. He has been the manager for the year that we've been here and he's not very responsive. The few times we've needed to speak with him he doesn't answer his phone, or return our voice mails. I'd say you've got about a 20% chance of catching him at home or on the phone. When you do speak with him, he's perfectly friendly and helpful. Though he tends not to do the minor things he agrees to do. For example, when we moved in he said he'd have someone repaint the patio door which had tons of scuff marks, fix the coat closet bracket, and fix the bottom drawer of the oven. I just gave up asking because I didn't really mind these things and I felt like I was just a pest. If you're not a needy tenant, and you only have one car, this is a really great place for the price. Oh, I almost forgot - it's right next to a Portland express bus stop and a 30-40 minute ride to DT!"
