"They won’t even allow you to look at your apartment before moving in but instead show you a “sample” room that’s similar. What this does it prevent you from seeing any damages prior to moving in. So when you decide to move out they keep your deposit. I stayed for 6 months and they managed to get $4000 in damages that I didn’t do. Not to forget the constant banging from upstairs and cockroaches this place should be shut down. Let alone the garbage would always be full towards the end of week and have trash outside your apartment that stinks. Super rude staff and managers hope this place gets what’s coming for them. And if you see this please don’t comment I didn’t live here because I unfortunately did."

"I wish I could give this place zero stars but it’s not an option! It’s taken me a few years to write this review without any anger. In 2017, I was living at this complex when my apartment got broken into while out a brunch for my birthday. The thief came in during the day and took EVERYTHING of value…all my jewelry (stuff handed down from generations that is not replaceable ), all electronics, luggage, clothes, purses, shoes, etc! When I asked the apartment manager she told that she saw the man, whom she had never seen before, leaving the complex with a large load woman’s belongings but she never stopped him or even talked to him. She admitted something seemed off but she did nothing about it. She literally let him walk off with thousands of dollars worth of my belongings. When I asked why the thief didn’t raise any suspicion for her she told me her husband recently passed and she’s been having a hard time. I was speechless at the excuse she had provided me for allowing this man to rob me of everything. While I empathize with her situation she should have stepped down if she was unable to do her job at the time. The next incident was about 6 months later when I was out of town and maintenance was in my apartment completing work. I had numerous items taken including prescription medication. When I contacted her about the 2nd incident she told me it was my fault and someone must not like me! She took zero responsibility even though the whole complex was aware the maintenance team had substance issues. I was again speechless! I was able to move shortly after but the damage was done! This apartment complex is horrible to their renters and does nothing anything about the crime that takes place there on a regular basis. During my time there I experienced multiple shootings, drug dealers openly dealing drugs in the complex, theft in numerous apartments, and a complete lack of care for their tenets! It definitely is one of the nicer complexes in Turlock which is why I chose but it comes with a heavy price! My suggestion is to find a different place to live…anywhere is better than here!"

"I had to close my lease early and due to that multiple times they attempted to extort me for more money than I owed them. The fist time they sent me a bull for multiple thousands and it wasn’t until I called them out on their lie that my previous unit was now occupied did they revise my bill. After I paid my bill them they sent an “updated” bill saying I paid them less than my full payment. After talking on the phone with them they changed their story multiple times until they finally stated “oh we checked your account everything is paid”. This was only after contacting multiple times and finally using my partners phone did they answer. This place is so unprofessional. Waste of money and time."

"Lived here for only 8 short months, but no complaints loved living here everyone there is so kind. There was no cockaroches like others have stated I feel like if you keep your apartment clean then you avoid that issue. Of course there's water roaches but that is anywhere you go to. Not too many but common. My son loved living here as well. Pool was always clean and well maintained. They dont rob you for your money either! Just keep your place well maintained everyone else complaining about their deposit, but what you get returned depending on how well you leave your apartment. Recommended this apartment complex to a few others and they currently still reside there and love it as well and have been recommending to others as well. LOVED IT HERE. didn't want to leave, but moved into home."

"My husband and were here for about 5 years. Rent goes up every time we renew. The last 2 times it was a $75 increase. The maintenence staff typically starts the day picking up trash, however, there always seems to be trash in front of our apartment. Our AC unit went out during 100+ degree weather (three times) but thankfully that got fixed right away, including getting a new unit after the 3rd break. There is a cockroach and snail problem, which they have sprayed for, but they keep coming back. I have found a roach in my daughter's playpen inside. There are several owners who let their pets wander around without a leash and they typically do not clean up after them. They send out reminders almost monthly about cleaning up after your pets and keeping them on a leash, but it seems like many of the residents don't care. It is a good location, and they have a decent pet policy minus the breed bans. Unfortunately, the appliances are all from the 80's and the single pane windows aren't very energy efficient. The parking situation is not fun. Each apartment has 1 covered spot, but we sometimes have to park clear across the complex. We had a 3 bedroom 2 bath and paid 1395 a month including pet rent($15 additional per month, per pet)."
