"The location and ocean view is unbeatable. Michelle and Alex were great and made my living arrangements easy and clear. They allowed me to move in the same day I signed my lease because I was in a pinch to find a place. Whenever they had to shut off the water for whatever reason they would give ample notice, when things would not work in the facility they would have someone fix the issue in a timely manner. I would recommend."

"I stayed here for 7 years and I gave it a 5 star review then when Cherie was manager. I left on my 8th year when new management took over and Michelle became manager. She only picks tenants she wants to help. Cherie and her maintenance were not almost always in the building but was always a phone call away. The issues get easily resolved. When Michelle took over my life was stressful There was one time our digital lock ran out of batteries and I called her. She told me to get the batteries outside her apartment door. When I came it was on her doormat and are used batteries. I called her again to tell her i'm missing 1 and she told me she has to look around her apartment if she can find any. We ended up buying our own. The washer which doesn't always work was raised a lot of times. We were told to call the 1-800 number ourselves. They said "its not ours.." its a contract with other companies. Then another thing that I didn't like about was I HAD TO PAY FOR THEIR OFFICE ELECTRICITY FOR I DON'T KNOW HOW LONG. When they came they had a little renovation in their office and our unit was adjacent to it. I noticed after that our lights kept on tripping off with our circuit breaker. I went outside and told my son to turn off our circuit breaker and I also noticed that the laundry card reloader also turns off with our circuit breaker so I called her and she said "Its because I turned on the big heater in my office" that causes my circuit breaker to trip off. So I asked why is that? And so they fixed it and gave me $25 or $35 and said that should be enough coz that was just 1 time The last thing is she did not give us a breakdown of our security deposit which she held. She just sent us $94.54 check in the mail and never answered our calls when we ask for her to call back. We left October 1 and no replies from her when she said she will send us a breakdown of why we did not receive the whole amount of our deposit back. Im so happy I left! I give -5 review not 1."

"Have lived here for 6 1/2 years and I love it. The previous owners were never around to answer questions and complaints and the office was closed. I love having Michelle and Alex in the office 5 days a week, not to mention residing on the premises! We have a chronic elevator problem but they’re right on top of it and since Michelle lives on the 4th floor like me she suffers like most of us. She feels our pain when there’s no hot water, no internet, no power and since it’s a very, very old building, stuff wears out and breaks down. I try to be a great tenant and be aware of any problems to report. I’m retired and I was my wifes caregiver right here in this apartment until she passed 3 years ago, I don’t ever want to move again and I love the ocean view from my balcony. They chose not to raise the rent on me for which I am eternally grateful, considering my situation. Michelle and Alex are wonderful people and I’m glad we are friends and I trust them."

"location is 5 stars but management is -5000. Pacifica is great but if you plan on moving here, I honestly urge you to consider a place not on Talbot Ave bc they're all owned by the same company. 1) new company takes over, rent goes up over $300 (not including utilities). you can pay rent online, which seems convenient, but there's a "convenience fee" which is a certain % of rent. when our rent went up for the month-to-month change, so did this convenience fee 2) new gates were put up without notice, codes were not shared. not only is this frustrating, but it also seriously impedes the fire safety of the building. the fire department came a week before we left bc a tenant was burning papers and they had issues entering the building bc all the gate codes are different and not everyone knows them all (there's also not a fire hydrant close by and a power line behind the building by the castle that's always sketched me out... seems like an accident waiting to happen) 3) theft. there's usually enough street parking but more and more people have been having their cars broken into. the garage door also breaks often and just stays open. people here also had problems with packages and garage items being stolen (managements solution for the items in the garage being stolen wasn't to fix the garage btw, they just told residents not to put stuff down there lol) 4) the website says they offer free wifi but this is a lie lol. 5) walls are thin so working from home can be kinda hard at times, especially when the garbage truck or moving van pulls up in the drive way or construction starts on a nearby room my partner and I made great friends here but it all just got to be too much :("

"How long does it take for a landlord to screw in a light bulb? At least over 4 weeks apparently (and counting). My partner and I enjoyed our time in Pacifica and our fellow neighbors at horizons west, but management and building ownership here has changed multiple times recently. The most recent transition has been the worst. Along with the most recent transition of ownership the new landlords fail to communicate with tenants. It will take many emails to answer one question and when they do reply to an email it is short, cryptic, and doesn't address all questions asked. A laundry list of new fees have also been added on top of base rent ($80 pet rent for a 15 lb well behaved dog, higher garage rent fees, charging parts and labor for any maintenance requests, etc.). Aside from management, the building is in need of major help and remodeling. I'm not sure of the age of the building, but the foundation is sketchy and is certainly uneven in areas. There are issues with the plumbing and the first floor has had it so bad that there was a sewage backup in recent months which leaves the whole bottom floor and exercise room smelling like a port a potty. Depending on which side of the building you live on, the garbage trucks and yard work can be pretty loud. If you happen to live on the first or second floor near any exit you also get a perpetual smell of dog urine and feces that gets soaked up into the wood chips. They are also remodeling throughout the building as units become vacant which has created more noise. The construction noise can include intermittent and unannounced water shut offs and can be extremely loud if you are in the same hallway as the unit. This building is also a major safety concern. There was recently an incident that brought the fire dept to horizons west. When the new gate was installed we were not given an access code, and the fence at the rear of the building is a literal blockade to try to keep people from using the back sidewalk. This fence chokes up any emergency exit path and codes to the garage and side doors are different than the main doors. Last, but not least, packages and valuables from the garage/car are stolen very often. They have hired new security but they patrol the whole street and I have only seen them once. Avoid this place."
