"We stayed with the Emerson Apartments for a year, while we like many aspects of the apartment (location, convenience, friendly concierge Jordan), there were a few glaring issues I'd like to share with those who are considering the property. 1. Unfair moving out charges and poor property management - we spent hours scrubbing the property when moving out with a few missed spots, and the Quarterra property manager slapped us with, in my understanding, a standard cleaning fee. We offered to pay according to the itemized guideline they posted for the spots we missed and left with minor damage, but was met with denial and threats. This appears arbitrary and unreasonable, and in my opinion, the management did not operate in the principle of good faith or fairness. 2. Noise from the parking level panels - we lived in the tower and noticed from early age there was unbearable metal banging noise in windy days that would wake us up and prevent us from sleeping. We called the property maintenance team and was notified it was due to loose balcony fixture - they would order parts and fix things. We never heard any follow-ups. Later in the year, as we tried to trace the noise, we realized the noises were in fact from the parking structure panels. The maintenance was neither responsive nor knowledgeable about the issue, which was very disappointing. 3. Noise from the trains - again we lived in the tower part of the property facing south, so the issue might be more prominent for us than for the rest of the building. But the train noise is real, especially in early morning. It is loud when CTA train stands in the station. It is loud when Metra pass in early morning. It is loud when the freight trains pass by. Do not underestimate the noise. It might appear bearable when touring the property, but personally I have found it hard to fall back to sleep after being awaken in 4 o'clock in the morning."

"My daughter has been a resident for almost a year. Why did the nice prior leasing agents leave? Things went downhill once this event took place. She was placed in a unit that had prior repairs,(and still needed future ones),and there were water stains on the ceiling. She also experienced a running toilet. She also experienced some plumbing issues, and for the majority of the time when she did report this or rather these events, there was an issue always. Shes had to stay over my home to be able to breathe as she has respiratory issues. Individuals are not approachable and the lack of customer service was far and few between. In order to try and live somewhere she became uncomfortable and leery about asking for assistance to get repairs completed because of the way they made her feel. Therefore, she tried to stick in as long as she could but the uncooperativeness and lack of understanding was not the best as well as other issues. I feel like when I was able to spend the night with her and the issues that were addressed, she was made to feel like it was her fault when although she had signed this year lease in a unit that should’ve required complete renovation. There were no concessions offered and because of her lack of being able to at least stay in her unit which by the way the fire department was called because it also leaked gas and other fumes, she should’ve been compensated for the months that she was inconvenienced. I do not recommend this place and renters beware and read the reviews because they are all true."

"Living at the Emerson is amazing in every way. The staff including the maintenance is exceptional. They have great communication with the community and are very responsive to any questions or concerns that come up. I cannot say enough about the whole LMC team. Keep up the great. As for the community it's been great meeting and chatting with neighbors. It's a very friendly environment and it's a joy to be part of it. The residences are kept up very well. When we moved in everything was neat, clean, and fresh. Also love the convenience of all the shops and stores around within a small radius of each other. 5 stars all around!"
