"Buyer beware. Lennar does a lot of subpar cosmetic work. We had a list of items from our inspection that were supposed to be completed (fixed) before closing. Most just never happened by them. They make you wait for a couple months where you can’t see the house or get an inspection because it’s not done. Then they create a false sense of urgency to rush you through to close in the last couple weeks so you don’t have time to get follow up inspections. Then they say to open tickets and they just never do the work or they act like they are doing you a favor. Too many things to list here. We had several pages from the inspection. Very sketchy work. Nothing major. It was mostly cosmetic lazy workmanship that can be taken care of with a few trips to Home Depot if you know what you’re doing. These are a few things I had to take care of because they did not. They don’t know how to do a sheetrock seem that doesn’t look like crap. Lots of gaps in the flooring. The cheapest paint possible. It cannot be cleaned without coming off the wall. They never finished the caulk between brick seems outside. Lots of caulking inside was skipped or partially done. Other than that, we’re pretty happy. Well insulated except the caulk previously mentioned. No frills, brand new house, right across the street from a brand new elementary school and high school. Better financing rate and discounts through Lennar than through any of my banks or credit union."

Unfortunately our application was not approved but she helped us get all deposit back. If I have another opportunity to purchase in the future I would definitely reach out to Alejandra."
"I believe they are offering the cheapest new construction houses in Katy as well as best interest rate if you qualified for their financing. The main issue is their construction material & quality is horrible. They're offering only 2 years warranty so you can imagine what's gonna happen after that. It's like more Money you put then more quality stuff you will get"
"Would have bought there house. The biggest problem I have is I am not allowed to select each area of colors I want to live in. That's alot of money and a house I am buying to live in. I value my choices over there's. They are making these choices to make a profit for them. The material is cheap with a large price tag. Lost a customer to other builders that allow choices. "Buyer Realtor - Gayathri Ravichandran ⭐️⭐️⭐️⭐️⭐️ Lennar Sales Agent - Jose ⭐️⭐️⭐️⭐️⭐️ Customer Service Rep - Amanda ⭐️⭐️⭐️⭐️⭐️ Construction Manager - Jacob ⭐️⭐️⭐️⭐️⭐️ I recently had the pleasure of purchasing a beautiful home from Lennar at Winward, and I must say that the entire experience exceeded my expectations. From the helpful and responsive sales agent, Jose, to the outstanding customer service provided by Amanda, the process was smooth and enjoyable. Gayathri Ravichandran, our buyer realtor, also played a crucial role in making this a positive experience. We closed on a spacious Cul De Sac property with a Clover II layout, featuring 4 bedrooms, 2 bathrooms, and a study. The house sits on a generous 10,500 sqft lot and spans 1,900 sqft in size, all at an incredible steal of a price at $320,000. Jose was always available and ready to assist us whenever we needed his guidance, promptly answering our calls and texts. His respect for our needs was evident throughout the process, as he even accommodated last-minute changes to the closing time to align with my mother's religious beliefs. He also kept us well-informed about costs and recommended properties within our budget, offering valuable insights into the growth potential of the community and the North Katy area over the next few years. We opted for a private inspection before our first walk-through, hiring Keeneye Inspection ($385). This thorough inspection covered technical, electrical, plumbing, and structural aspects of the house, allowing us to address any potential concerns. Amanda and Jacob joined us for the first walk-through and were incredibly helpful. Jacob had reviewed the private inspection report in advance and assured us that any issues within code and specifications would be promptly addressed. Amanda, with her patience and attention to detail, guided us through the house, ensuring that we covered everything. We noted all cosmetic damages with orange tape, and the construction team took note of these for immediate resolution. GET YOUR COSMETIC DAMAGES (paint chips, bad grouting, silicone missing, cabinet damages and so on) ADDRESSED BEFORE CLOSING. It’s not covered in warranty. During the final walk-through, we found that around 70% of the items from the inspection and first walk-through had been completed. While some work was pending, Amanda and Jacob reassured us that the remaining items would be addressed before closing or would be included in an exception report. True to their word, they worked diligently, and by the evening, 99% of the work had been completed. On the day of closing, Jacob provided us with the keys, and we conducted a last walk-through, confirming that everything was in order. One aspect that initially concerned us were online reviews warning about the importance of completing cosmetic works before closing to ensure warranty coverage. While there is some truth to this statement, Amanda and Jacob proved to be a valuable resource even after closing. They maintained contact with us and addressed any questions or concerns we had, including warranty-related queries. This ongoing support and dedication to customer satisfaction have been truly commendable. In conclusion, I highly recommend purchasing a Lennar home at Winward, based on my outstanding experience with Jose, Amanda, and Jacob. Their professionalism, attention to detail, and commitment to ensuring a smooth home buying process were exemplary. Despite the initial worries prompted by online reviews, their ongoing support has provided us with peace of mind.
