"This place has truly earned a 5 star review from me. Here’s my experience: I was leaving a volatile relationship and needed a place I could move into quickly (within a few days). They were able to get my approval done within 24 hrs so I could begin the move in process. As other reviews have said they show you the model unit and not the unit you’re leasing. Anyone who has leased before knows that the models will be shinier and finishes will be neater in the model than in the actual unit. There were a few small issues with the unit when I moved in. The a/c compressor fan motor was out. They came out and replaced it immediately. The previous tenant clearly had pets and the carpet had been saturated in urine. While this should have been caught before being leased again, it was missed. I brought it to management’s attention and they had maintenance out to inspect the carpet immediately (and I mean within 15 minutes). The following day the carpet and pad were replaced. They also had the flooring company use an odor sealer (like killz) on the subfloor before putting in the new carpet. They sent a company out to acid clean the vinyl plank flooring to get rid of the pet urine on it. So why am I giving them a 5 star review when I had a couple of issues? Well it’s simple, every company has its flaws and people miss things. It’s the way the mistakes are handled when they made. At no point was I given a run around or treated disrespectfully with my concerns. The problems were taken care of faster than I expected, and the manager reached out each time to ensure that the repairs were satisfactory. They seem to be putting money back into the property too. All the roofs are being replaced. They are working on replacing/repairing fencing. They seem realize that these are people’s homes and people expect to have quality living conditions. There is nothing bougie or fancy here. This is not “luxury” living. This is a fair priced rental environment with a management that takes care of the property and ensures the tenants aren’t just treated like a monthly check. I would definitely recommend to my friends and family."

"This was the worst place I ever lived. If I had a choice, I wouldn't have given them any stars I'm glad I moved out. Please be aware that the pictures that they post do not look nothing like what's in the house. We had so many issues with this place I don't know where to start. 1st issue We wasn't able to see the place until you move in honesty you should be able to view the home to see what your getting into. When we moved into the home and the window was broken so I called them to let them know that the window was broken and they had the nerve to ask me how it broke like I just didn't move in but that's not the craziest parts. This house we had so many problems- next door had a water leak which leak over to our unit which caused our floor board to come up, we had a bad bug problem with the holes in the wall, the water heater went out it and we didn't have any hot water, the house wasn't properly painted and most of the house appliances didnt work and our neighbour blasted his music everynight until 2-3am. We had 50 repair orders that was opened and we haven't even been there for a year yet. Most of the repairs didn't even get fixed it was so hard to get them to come out to fix the repairs. Rocks Spring only care about making money they not concerned about fixing any problems. I found it funny how they can keep sending us emails about renewing the lease but didn't reply to about fixing our repairs . I glad moved out. I couldn't wait until my lease was over. This company is the worst they will try to get over on you they tried to charge us extra while moving out, and we had to get lawyers involved to get those extra charge removed. Good luck with trying to get them answer calls or email."

"Don't be mislead by the model they have staged. The finish out in the property I was set to lease was awful. There was obvious subfloor damage, paint had been layered over several times, to the point that some doors would not shut because of the build up. The microwave handle was falling off, which had caused the glass to come loose. All in all, just a very poorly maintained property. Definitely not worth the rent they are charging. And if what you CAN see is as bad as it is, I definitely don't want to know what they are NOT telling you. All in all, I had to forfeit a $600 deposit, but I would have spent AT LEAST that much trying to make this place feel safe and comfortable for my family. Management would not even consider a refund or even partial refund - it was an immediate NO. And of course it was! They know what they are doing. Maya, was fantastic. She was responsive, professional and helpful. I'm sure her hands are tied as far as what she can and can't do. But she does deserve to be acknowledged as a valuable employee. She is not part of the "they" I am referring to above. I'm confident that Maya would have done the right thing if she wouldn't have lost her job over it. Willow Bridge is the culprit here. When is the last time a representative of your company was onsite, to see the product you're actually delivering? RENTER BEWARE"

"Lived here for two years. I chose to live here because of the area and it had a yard. I have two kids so it was an affordable three-bedroom at the time. Pros: - Neighbors were friendly - Quiet neighborhood. The train never caused any issues. We hardly heard it. - Clean - Easy for deliveries, never had an issue with packages being taken or stolen - Convenience store is walking distance - The park across the street is always clean, has a basketball court and a small walking path - Former office employees were nice and accommodating, although not always available Cons: - The backyard is dirt. Nothing but dirt and no grass. My dog would bring in so much dirt into the house. It became a mud puddle in the rain. If you have a pet, it might be hard to keep your house clean - Leasing office is never available by phone. It was luck of the draw if you ever tried to show up in person. There were several occasions I waited in my car outside of the leasing office hoping to catch the staff going in. They won't answer emails unless you send multiple follow-ups - New staff is very unorganized - I paid a pet fee and pet rent but there are no pet amenities - The upgraded units were cheaply upgraded - Very small restrooms and no counter or cabinet space - They have landscaping visit very frequently. It seemed like someone was mowing the lawn once or twice a week, every week. This was disruptive because I work from home and my dog barks at seeing people in our backyard or near the front door. - The parking situation is awful. You have a driveway and garage but even with that, street parking is almost non-existent. - There were issues with mice for a few weeks. I submitted work orders and pest control came. It was taken care of but a lot of things I stored in my garage were ruined by mice. At one point, we did see rats in the garbage bins. We also reported that to property management. Overall, I did like living there. It provided me and my family with a comfortable and quiet home. I am leaving an honest review for future residents. It was a nice place for us. Just be advised that once you move in, you will have almost no support from the staff because they're not available or give contradicting information."
