"The apartments are clean and well maintained; However, appliances are outdated. My refrigerator was broken and freezing all of my vegetables and ruining my groceries, and It took 2 weeks to get them to come out. I reported my issues to the front desk staff, and they did not communicate them to the management team as they stated. This apartment complex also has contracts with a local tow truck company, so that if you do not register your guests immediately, they will tow the vehicle away, this can be stressful when your guests comes over for an hour and you forget to register them. Lack of follow through, and the towing situation makes living here difficult. Also, the road known as AW GRIMES BLVD can be very busy in the mornings and evenings, making it difficult to leave and arrive. 4 stars because- despite the lack of follow through at times by NON management office team members- the management team has always made amends for problems; The management always acknowledged delays and any difficulties experienced, and the current front office manager, Ashley, is able to handle complaints in an acceptable manner. Comparative to other apartments in the area and their offerings, living at Palm Valley is overall a pleasant experience."

"This is the worst luxury apartment I have ever lived. Mind you I lived there for a little over a year. After my lease was up my month to month rent was $2700 for a 2 bedroom and 2 bath. Before I moved I cleaned the whole apartment soo well . These suckers told me my deposit refund will only be $30 I am getting back. Please do not rent here!!! I repeat please do not rent here!!! I attached how clean I left the apartment to only have $30 back"

"My move-in on January 25th, 2024, was a total nightmare. Despite having paid all fees upfront, I was left in the dark about the status of my apartment and key handover until I had to reach out to them myself. It was frustrating not knowing when I could actually move in, especially since everything was already settled/paid for. When I finally got access, it was chaos. The place was filthy – dust everywhere, floors not properly cleaned, and tools left behind by workers. They had almost ten days to prepare, but it seemed like nothing was done before my arrival. Getting the essentials like the garage clicker and certain keys was a hassle. I only got them in bits and pieces over the next few days. It felt like they weren't prepared for my move-in at all. Even after cleaners came the next day, the place was still a mess. There were thick layers of dust on window rails, ceiling fans, and cabinets. The mirrors were dirty, and the tub and toilet hadn't been properly cleaned. It was just unacceptable. As if that wasn't enough, I found more issues as I settled in. The closet shelf was hanging without support, making it unusable. The sliding mirror doors in the bedroom closet were off the hinges, making them swing awkwardly. Plus, the fridge light was out, and I had to wait until January 31st for maintenance to fix all these issues. The management tried to make things right by giving me $100 off my rent – $50 for the washer/dryer delay and $50 for the other problems. But honestly, it wasn’t enough for the hassle of dealing with all of this. The apartment itself is okay, but they really need to get their act together when it comes to move-ins."

"I live there for years without any issues like other apartments. We felt home like surrounding and security in this gated community. They charge you little more for the additional services they provided. But it’s ok for the services. Office staff is promptly responding to issues all the time. Small size gym and kids love using their swimming pool. I recommend this place to my friends and all."

"Palm Valley is a fantastic community to live in! Very friendly leasing staff who are highly respectful, professional, and understanding and will work with you. I needed a handicap unit for my mother, and within 24 hours, the fantastic Maintenance team made it available. Move-in process was a breeze and the Maintenance staff (although we have not needed them much because everything works perfectly)- are prompt and professional- So Thank you Guys!! To the Manager and all the leasing staff a HUGE THANK YOU for making everything possible for us! We absolutely LOVE this place...And ..oh...Totally Hi-Tech..gates are opened by an app on your phone and you can open them from your apartment if a visitor is trying to enter to come visit you..also you can generate a temporary visiting code for Door Dash etc! Love It! Come be our neighbor! Reasonable rates and specials."
