"Do not rent ! We’ve been on a month to month basis plan since March after our lease expired. We chose to not renew our lease after 5 years due to poor living conditions. The lack of care and urgency when dealing with apartment issues from management is the main reason! We gave a written notice in March to the staff stating we would be be vacating the apartment at the end of May. Paying rent and utilities after reoccurring issues being unresolved. Marcy the manager contacted my husband for the first time in months yesterday . Only to try and charge us rent for the next 60 days!!! We gave a written letter, emailed, and verbally notified the staff since March. Absolutely unprofessional and horrible management! Worst living experience ever!"

"My wife and I have been living here for almost a year now. In general it is an ok apartment complex, but not for $925 dollars a month, in a 624sq foot apartment. What baffles me, and I will bring up to the leasing manager, is that per our leasing agreement, our rent was suppose to be 834 a month, no more, no less, and we have been charged 834 to 859 a month on and off the entire time we have been here. Not once has management reached out to us, and explained why the price of rent kept going up and down, when our lease contract literally says $834 a month, no more and no less. Also, we never change the water usage, and we have been charged $25 to now $85 dollars without notice or a reason why. And when we do pay the rent on time, we are always getting a notice on our door stating "you have a delinquent on your account, pay $50 etc"..... When we use the residential portal, we ALWAYS pay whatever is due, so these extra charges are asinine and out of control. I will never recommend this apartment, save your money and go elsewhere."

"We moved here in April of 2022, and we have always been on time with rent, abided by the rules of this apartment complex. I will NEVER recommend this apartment complex, solely because of the lack of urgency and empathy regarding refunding a payment made on a debit card. On December 1st, my husband paid rent, and I didn't know, and made an accidental payment, so we accidently paid rent for December twice. I've spoken with corperate and the leasing office, and both the leasing office manager and corporate were rude and lacked any initiative. I asked if there was a way to refund the accidental rent payment, and both the leasing office and corporate said there was no way for them to refund the funds, and that it would take up to 30-45 days to get a refund after my payment has cleared. This is absolutely ridiculous, because my debit card payment cleared within 24hrs from when I made accidental payment. I spoke with my bank and confirmed it as well. I have yet to see a refund and this happened on Dec 1, 2022. Most debit card transactions clear within 24 hrs, and maybe at the most 2-3 days. The receptionists at the corporate office were rude and VERY UNPROFESSIONAL, and one even hung up on me right in the middle of ouconversation, there was absolutely no need for that, as I was only asking to speak to a supervisor who could answer my questions regarding this issue. I was also told by the leasing office manager Marcy to call Entrata myself, and ask if they could speed up this process; I should have NEVER had to call them, that is the leasing office's job. When I spoke to Entrata, they said that the leasing office or corporate could call them, and that Entrata would then instruct them on how to refund the funds back to my card. I when I told both the leas8ng office manager and corporate this, and asked if they would call Entrata or ASMI property management, both corporate and the leasing office refused todo it. My last apartment complex were able to refund a payment within hours, Bay Meadows is a different story! I do NOT recommend this place if you want professionalism and a sense of urgency management and corporate wise."

"Since this complex was taken over by a new company, I've had no complaints. The maintenance man, Edwin, is the best I've ever known, the office has always handled every issue quickly and without fuss, and I've never felt unsafe or poorly treated. The only real issue I can think of is that after 10 PM finding a parking spot near your apartment can be difficult. But that's to be expected and I'm grateful for how many spots there are in general. All in all this is the nicest complex my wife and I have ever lived in — though oddly not the most expensive — and I've recommended it to multiple people ."
