"They have the absolute WORST parking!! I was towed within 24 hours due to Allison telling me residents can park under the car port and visitors can’t. That was the only context she gave me not telling me you have to reserve those parking spots under the car port. Now I just got towed after H4 towing claim my car wasn’t registered but I got a confirmation email saying my permit was APPROVED!! Each time you are towed it’s $350. The entire set up is a scam because the apartment complex is partnered with the towing company to make profit off of the tows. Beware moving here!! They set you up to get towed and once you are towed there is nothing you can do except pay it."

"I really enjoyed my time here at Tides at Lewisville. This was my first apartment moving to Texas and it was everything I could’ve asked for. The front office staff was exceptional, especially Erin. If you want to rent an apartment here I definitely recommend you go through Erin. She was very kind and always patient with me. The grounds were always kept clean and maintained. Also the maintenance team responded quickly with any minor repairs I needed. Overall I had an amazing experience!"

"This place was a nightmare. On move in day, we discovered a laundry list of things wrong with our unit (back sliding door wouldn’t lock, drawer was messed up and couldn’t be opened, toilet wouldn’t flush, another persons wigs and shoes left in the balcony closet, cracked bedroom window, cracked ceiling, etc). We left at the end of June after our 1 year lease was up. The back door, drawer, and items in the closet were never fixed or removed. Upon move in we also noticed a horrible smell coming from the freezer. I opened the refrigerator door and saw a huge sauce stain, so naturally we went to the office to discus everything. The Property Manager at the time became irate when we told her everything that was wrong, insisting that it wasn’t, because she herself walked the unit before we moved in (even though I had picture receipts). She even went as far as to yell at us and tell us she was going to void our lease and we could leave. In hindsight we should’ve taken her up on that offer. The trash at the complex would pile so big and stay that way for 1+ weeks at a time. No work orders would ever get fixed in a timely manner if at all. There’s also roaches here. We have lived in 3+ apartments over the last 10 years and have NEVER had roaches until then. This place is disgusting, especially for the price. I hope any new tenant can overlook the leasing office and white painted buildings and listen to these reviews. Any positive review you see, is most definitely friend/family of the leasing office workers. On top of all of that we went through numerous managers and management companies. This place is a train wreck. Overall it was a horrible experience and i could honestly go on and on with all of the stuff that was wrong in the past year."

"Dont let the new coats of paint on the property fool you. There is trash all over the place, the pool is green and has been unusable for a month now. The gates are constantly broken. Maintence request are taking weeks/month the be completed. The price of these apartments is not worth the environment we are living in. Update to my previous review from 1 year ago! 8/2023 Nothing has changed. Except management company many times. The newest ones charge us fees for monthly maintenance and like a resort fee I think..it's $20 per month, supposedly to keep things on property nice nice and maintained. Yes the gates are still broken. One of the pools has only been open maybe 2 weeks this summer, it's always dirty, low water, and for past 3 weeks it's been padlocked. Then we get a notice saying both pools will be closed for repairs in the middle of summer! Still lots of trash around the property. And now we get charged fees to pay our rent! There is no way to pay without a fee, just different amounts depending on how you pay. Oh and we had a week of no trash service, which is valet that we pay for! Will we be seeing any reimbursement for all the amenities that we pay for and can't use?!"

"I have lived here for multiple years…since moving in there has been more than 3 management changes. All have had the same problems with each change of management being progressively worse. You are guaranteed to see trash everywhere when you drive through the complex. Dirty hallways and lawn care is not kept up. Mail box key changes without notice. There is a huge dumpster in the parking lot in front of building 24 that will be a “permanent” resident until further notice per front office. I have gotten glass and nails in my tires because of this dumpster and it has caused a terrible litter issue around the complex…I mean ABSOLUTE filth all around the building and the wooded area. Has management tried to clean up the area after weeks and weeks and multiple complaints? I’ll let you guess the answer. Management will provide you empty promises and your issues brought to their attention will not be resolved. We have complained in person MULTIPLE times about the SAME issues and there has been nothing done to resolve them except empty promises. Maintenance was called to fix the shower knob and left a horrible patch in bathroom wall. Apartment has flooded multiple times last time didn’t get a response from emergency number after calling more then 10 times. 3 stars overall for this place is being OVERLY generous and there is a reason why this place’s ratings are so low…PLEASE believe every single negative review."
