"I was threatened by Jennifer Reyes with eviction over $50 fee I didn't legally owe. IF THIS IS HAPPENING TO YOU (being threatened with eviction if not paid or paying the fees and being told you will not receive a refund AND you supplied documentation of the renters insurance) GET A COPY OF YOUR LEDGER FOR YOUR APT & TAKE A SCREENSHOT OF THE ITEMS LISTED IN YOUR RENT TOTAL ON THE PORTAL!!!!! SUBMIT A COMPLAINT TO THE TEXAS ATTORNEY GENERAL AND REACH OUT TO THE TEXAS TENANTS UNION AND LEGAL AID OF NW TEXAS! (This is happening to a lot of tenants currently. Did you know some of us tenants were paying these unlawful fees anyway due to threats of eviction? Did you know that many of us demanded a refund for the unlawful fees and were told by Jennifer and office staff no? Did you know some of us are STILL paying these unlawful fees?) UPDATE: Jennifer Reyes tried to evict me for nonpayment of rent when I kept telling her the amount due in the portal did not match my Conservice statement. She had contacted the regional manager and told her that the amounts presented in the portal were correct, she had given me credits, and that the issue had been fixed so she didn't understand what the problem was (sent in an email to me and the regional manager). She even even included the $50 fee in the amount she stated I owed for Jan 2024 rent to the the regional manager, the court, and in the summons promptly delivered to my door by the Constable at 6:57 am 2 days later. I asked for a jury trial. I told the judge it was NEVER an issue of nonpayment just being forced to pay fee I don't owe and being threatened with eviction. He even saw on my ledger the MULTIPLE TIMES my insurance declaration was uploaded to my account and I STILL got charged on the 26th of every month a $50 lvf. MY EVICTION CASE WAS DISMISSED!! Tatiana sent me an email saying she would like to speak to me about the fee issue. She only wants to talk to me in person and after all I have gone through our communications need to be in writing! She hasn't responded back to any of my emails since. For my March 2024 rent they have included double the utilities! The cashier's check I sent FedEx received on February 3rd included the utilities for Jan and Feb 2024 rent and the late fee for Jan 2024 (the demand summons only asked for the base rent and what I remitted MATCHED the Jan and Feb Conservice statements which INCLUDES the utilities). Why then are you expecting me to pay double the utilities?!? Tatiana is the new property manager why has this issue with incorrect portal amounts STILL not being corrected? I sent an email to her on 2/29 about this and today 3/2 the portal still shows double the utilities! Because I have reported these issues and other concerns, BECAUSE I AM SPEAKING OUT, I am dealing with daily retaliation (employees are petty af!!) I am being targeted and as your neighbor I wanted you to know. Yes, the Lewisville police are aware and you should be too. Please report any issues you too have been experiencing! Don't let fear of retaliation or fear of eviction keep you from speaking out! Contact the Texas Attorney General!! There needs to be more enforcement not just emails or referring us to the police for issues that should be handled by the landlord! And bc there is no enforcement by the office SEVERE harassment and bullying between tenants DOES exist here! Get a ring camera because you will see random people on the property checking doors to see if they are open &/or looking for packages or acting like solicitors! Tenants are trying to break their leases to leave here it's so damn bad. Women are targeted here so make sure you have a safety plan just in case...even if that means recording yourself when on the property!"

"DO NOT MOVE HERE!!! Be forewarned. If you are ready to be deceived come on in.The worst thing you could do is be bound by a lease where you pay fee after fee, get your vehicles towed and live amongst the homeless. Do not expect any cooperation or performance from office staff and the manager does not care. They are quick with eviction notices when you call them out. Maintenance here is a sad excuse. The turnover of workers is ridiculous! STAY FAR AWAY FROM THIS PLACE!"

"I am so angry at this point! Disgusting excuse for a manager Jennifer is and her little assistant. Adds an extensive amount of unlawful fees for rent that was paid and on time! She said she would take the fees off when I sign the new lease, ok went to sign the lease however it was never there in the portal. Went to pay my Jan rent and the next day she returned it to me saying I was in enviction over these fees that were put on there unlawfully and then completely locked me out of the portal. I am so stressed out and my energy has been completely drained for one careless individual. Devious and deceitful people will never get ahead of life. If you look at the ratings, the reviews speak for their self do not move here they will manipulate You to fit their narrative. STAY AWAY. Also when trying to get in touch with them, it’s nearly impossible. They don’t answer the phone they don’t return messages they don’t return emails even though I’ve sent well over 20. Management Also does not answer emails so you’re kind of stuck in a whirlwind of manipulation into deceit. Jennifer it’s a real big shame that you have no regard people and their families. I am telling you now DO NOT MOVE HERE! These are SLUM LORDS. Jennifer Reyes is a Slum Lord!!!"

"I strongly advise against moving to this apartment complex. The place is consistently littered with trash, and the manager is not only unresponsive but also incredibly rude. Emails go unanswered, and they impose unjust late fees. Every visit to the office to address issues turns into a major ordeal. This has been the worst living experience I've ever had in any complex. In addition to the management issues, this apartment complex has serious hygiene and security concerns. There's excrement everywhere, trash cans are never cleaned, and package theft is rampant. To top it off, my car's rim was stolen. Living here is not only inconvenient but also poses health and safety risks. Strongly advise looking elsewhere for a more suitable living situation."

"Move in process was okay but it's hard to get someone on the phone. I literally had to get a ride to the office just to be able to speak with someone. Now that I am in my apartment it looks beautiful looks nice but everything here was rigged up to look like it's fixed. Day one my air stopped working. It was 83 degrees for days with the ac running and I have a 2 year old son. Cabinets aren't nailed in just set up like they are. My kitchen sink broke spraying water every where. I noticed the day I came there was damage under the sink so this was a problem before I came clearly. My bedroom door has been split at the henge and out of all maintenance requests I've put in the only thing that has been fixed is the ac. I have been living here since May 24th.. it is now June 4th. No trash valet no pest control but these are things you will have to pay for. I just started my lease and I already can tell I will not be renewing it."
