"They are unresponsive and charge you more than what your lease agreement actually is and will not do their job. Roach motel and if you have a water leak they will not repair unless they need you to sign a new lease. Talk about slum landlords. The people in the office are incompetent and do not know how to take care of business."

"I lived here about 8yrs ago. Based on the comments it seems these apartments have gotten worse since I've been there. When I was there I had a roach infestation, my stove didn't work, & my ceiling fell out over the tub from I guess a leak or something from the neighbors apartment. She had a salon up there so there's no telling what she was doing. Anyways my suggestion to the people who are suffering living there contact the city of Grapevine & let them know what's going on. Make sure you have proof of all the complaints & work orders you've put in because that'll help you get a person that can come out & see the issues. I'm currently dealing with another complex as bad as the Mustang Villas and since I had all my receipts I was able to get work done that I'd been waiting to get done for 9mos although the issue still isn't fixed. Anyways that's my advice to the residents struggling!"

"Water is not controlled at all. Plus visiting parking is now $8! Money hungry! Other apartments don’t even charge at all. The water temperature is shared among other people. So the water goes cold fast. Complained it to maintenance but nothing much changed. Sucks taking COLD showers!!!! Terrible!"

"Worst apartments I've ever lived at. The residents are awful and disrespectful. People blare their music all hours of the day/night especially after "quiet time". Which is between 10pm to 7am. They hang in the parking lot drinking and blasting music. How is this okay? I can hear their music from my bedroom which faces out towards the parking lot. Constantly having to speak with them or call the police. I seriously hate it here. I'm a very unhappy resident. If I could give this place a lower rating it would be negative 200. Also please hire actual maintenance people who know how to do their job. 8days no hot water, no heat from HVAC. I pay too much money to live in this awful community. Also the reserved parking needs to be fixed, cars need stickers or reserved parking needs to be removed completely. It seriously doesn't matter if you pay for parking, people will still park in your spot that you pay for. I've been living here for the past 4months and I've had 5 people towed already and I will continue to do so BECAUSE IT IS MY SPOT. or maybe the complex could actually put signs in front of the reserved spots, saying that it is reserved??????? Like seriously. Do better. Valet trash pickup does not exist. My trash does not get picked up ever. This needs to be removed off of the monthly rent. The dumpster is literally right next to the building, I can walk and throw away my own trash, like i have been doing for the past 4months. Pest control shouldn't be added to your fee's unless you actually ask for pest control to come to your unit. And amenity fee? pool season is over. shouldn't be added to your monthly rent after the summer is over."

"These apartments are infested with roaches! The management does nothing about it! I’ve been asking for new window blinds for a good while now. Last year when the lease was up they painted a beautiful picture of how they would remodel my apartment kitchen. Never did! I won’t be re leasing these apartments ever again. I would highly suggest to anyone to look else where. They always have plumbing problems so you’ll definitely experience water being turned off. Electricity as well sometimes doesn’t work efficiently."
