"More cons than pros Pros: -Maintenance is usually pretty quick for small issues ex: fire alarm battery replacement, broken AC, etc -Large apartments units, our 2 bedroom had a master with connecting bathroom and the other had a walk in closet -semi private entry way to your apartment (our steps were facing the neighbors balcony) -1 (small) parking space including with lease and plenty of open parking available -plenty of grass for dogs to use -2 small pools. -1 small gym area Cons: -Loud Children. I think one of our neighbors had a day care/baby sitter kind deal going on. Kids crying/screaming from 5-8 pm weekdays and as early as 10am on weekends -no one picks up their dog crap despite the trash can being 5 feet away -throwing away trash was so annoying when some people just leave the trash on the floor NEXT to the dumpster but not in it. Trash in recycling as well. -questionable tenants/guest. First year, cops were in my door way several times after work. Last summer, we were approached by a woman who asked us if cops were around and sat by us to start telling us that she was turning herself in for something tomorrow. Apparently also use to sell drugs -people going out through the entrance gate -there was a car that stood practically abandoned for 4 months despite 1 warning and policy emails being sent out -brown walls in apartments, hardly any windows -old appliances and small uncomfortable kitchen -toilet and shower would randomly back up (I had a hair strainer for the shower) -water is divided so if you’re a couple or single, you’ll be paying for that family of 5 to shower -really bad insulation. You could feel the wind draft in the winter and AC has to be on ALL. SUMMER. Your utility bills WILL. BE. HIGH. -our stairs were literally breaking off from the supporting wall. Also, our deposit came back and they charged us a carpet cleaning fee despite us leaving the apartment spotless. (I took videos and photos for proof). So if you’re paying a deposit you won’t see about $140 of it back, regardless of the state of the carpet. They also took out a bunch of other fees that are usually included in the rent but I guess they just take everything they can get. Some people told us they saw the complex being remodel. It wasn’t. Only the front apartments got a face lift. Any black chipping paint on gates got attention. And that was about it. An investor was coming and I guess they wanted it to appear nice."

"Worst apartment I’ve ever lived in. Beware of the manager Melissa. She is caddy and VERY petty. Lobg story short, we were charged for issues at move out that were their doing (water damage from an upstairs apartment, bugs, ext). It was hell on earth and now we apparently owe almost $8000. Thank god we kept all documents and took many, many pictures at move out, so our lawyer is gearing up to take them to court for unsafe living conditions. Please listen to the reviews and stay as far away as you can!"

"I lived here for several years. Children vandalize the apartments constantly. You will have to deal with tons of city code violations. One year during the freeze the person above me had a huge leak. It soaked into my place and caused a huge flood. I could not get a hold of any emergency maintenance workers for hours. When I did they told me it was there off day when they were on call. Then the apartment never came to fixed the ruined ceiling that had black mold in apt 1803. They just painted right over the black mold in the kitchen. At this point I decided to move because of the horrible living conditions and no maintenance. Finally when I moved out they over charged me moving out fees and said that they wouldn't charge anything for the ceiling repairs lol. Pretty wild experience, this community has really gone down hill. Magament is poor and will respond when they feel like it. The grounds are falling apart. Better if you skip this location."

"Dove park apartments is the worst place to live in Grapevine. The grounds smell disgusting because quite a lot is covered in dog feces. The entire place has a bit of a broken down and slapped together look. Nails/screws/wires stick out of random places on the outside of the buildings. A bunch of the sprinkler heads are broken so certain areas literally get flooded daily. The whole parking lot situation is a complete mess. The gate for cars is left open quite a bit at seemingly random times but it doesn't matter because the pedestrian gate locks don't work so people can come and go as they please. Occasionally neighborhood kids will come around and vandalize apartment and resident's property. The gym isn't cleaned regularly so the machines are all sticky, stained, dirty, or broken. Since the neighborhood kids mentioned before have broken gym equipment and made messes they screw the windows shut to keep them out. Which wouldn't be a problem except the air conditioner doesn't work in the gym. Since the AC doesn't work in the gym they close it "for maintenance" during the summer but nothing discernable is repaired or maintained. Do NOT let them only show you the "display unit" or whatever it's called. Make sure and insist on being able to see your unit before you sign anything because the apartment they give you will be nothing like display. It's really difficult not to feel scammed or conned when you're shown a small but nice apartment then get moved into a what they gave us. The cheap strips of plastic or whatever with the woodgrain print on it was peeling up the day we moved in. Carpet was already seemed worn out and was coming off the floor in spots at every wall. The subflooring was broken in multiple places all over so you had to avoid them if you didn't want to sink into the hole beneath the carpet and trip. We l learned to avoid most of them but there was a huge spot on a section of the hallway we had to jump over to avoid. They said they'd only fixed them when it was bad enough to replace all the flooring in the entire apartment. Walls, baseboards, doors, etc... were all in fairly bad condition because they tend to just paint over or otherwise cover up the problem rather than properly repair any damage. Exposed wires hung out of the ceiling. Most of the windows didn't close or lock properly. Black/green/red mold in and on every single bathroom and kitchen fixture. The bathtubs are the big plastic shells that run up the wall. Rather than clean or scrape away the mold and mildew the just put caulking on top of it. The dishwasher left a black greasy residue on everything. They couldn't fix it and wouldn't replace it so we didn't have a dishwasher for the first 4 or 5 months. We couldn't use the refrigerator because it had a horrible rancid smell that permeated any food we put inside so it would become inedible. They kept insisting it was fine and told me multiple times that there was no smell until I pulled off the back panel of the freezer and found the inside covered in maggots. Only when I offered to bring a bag of maggots to the office did they finally replace it. During the summer it would get to the 90s inside of the apartment despite running the air conditioner all day. They sent out a memo to the residents telling them air conditioning is only meant to make it 20° cooler inside than outside. When it gets to over 110°, as it tends to do during Texas summers, it's apparently supposed to be in the 90s INSIDE the apartment. Most complaints are handwaved away with "it's an old building". Rules seem arbitrarily enforced. Some people can cover their balconies. Some people can put decorations and chairs outside their apartments. Some people can leave trash outside their front doors for days at a time. This place would probably be fine if you're never home and just need a cheap place to put your stuff, but it's kind of an awful place to spend any time at."
