"I would give 0 starts if I could. As far as actively living here, it is not terrible. However, be aware when you are moving out. They will go ahead and change the locks on your doors without telling you and then lie to your face and say that the check has already been done so you can’t finalize cleaning. They will then tell you later all the money that you owe from some dirt and claim that they never told you that the room check was done. They are rude and cheats. They also will claim you made damages that are clearly off of the fact that everything in the apartment is 100 years old because they are too cheap to replace anything. If you live here, prepare yourself for the 1990’s fridge that doesn’t work and a dishwasher that is covered in Lyme."

"I’ve lived here almost 5 years. I love living here. It’s centrally located in town, nothing is more than a 10-15 minute drive. They have done tons of yard work this summer making the place look even better. Work orders are answered promptly and always fixed correctly. Sondra the manager is a hoot and has such a kind heart. She has been so helpful and gracious on more than one occasion. And she’s always up for a little chat when I come in the office. I can’t think of another place I’d rather live."

"Intro: My wife and I moved in, in 2017 and moved out in 2021 after I graduated college. Overall we loved it here. But I firmly believe in constructive criticism so I will leave some here. The pros of living here are: Quallity Maintenence care, Managers that actually care about the quality of service they provide you, Spatious living, and Friendly service. The cons of living here are: 1. Understaffed maintenence may put you in a que (However, they always fix your problems it may just take a few days. I never once had to remind the staff what problems I needed fixed, when maintenence came in my problems got solved). 2. Poor on site washer dryer ameneties. There is ONE Washer and ONE dryer for the entire complex. If you have your own washer and dryer this problem solves itself, but if you are in college like my wife and I were while living here you will need to invest or rent out your own. 3. The other issue I had was the dog droppings. The complex tried to enforce this better, but there would still be droppings everywhere. The complex expects the tenets to clean up after their animals in the fields, however i believe their needs to be more accountability held for this issue. 4. The backyards in the complexes are COMPLETELY in the care of the tenet. This is incredibly annoying becuase I have to do yard work on property I dont own. I now own a weed eater that sits in a closet in our new place because this complex enforced tenet landscape care for our little 6x6 back patio. Some recomendations I have to Georgia Villas: 1. Find a local laundry matt to get in network with that can give new tenets a discount on washer dryer usage if they prove that they live in Georgia Villas, or provide new tenets the ability to rent washers and dryers at a discount This would be a blessing to your college students who are both full time workers and full time students. 2. Pay your maintence more, or hire additional maintanence crew. 3. Create a new optional fee, or optional increase of rent OR SOMETHING so tenets dont have to take care of their back yard. As a full time student this was annoying to deal with and was always frustrating. Side note: As far as internet options at this complex the two big ones were sudden link and AT&T. The only plan we were able to get with At&t was 18mgbs down. Which felt like living in the stone age. I would honestly, in retrospect, have gone with sudden link to have better internet speeds. TLDR: Georgia Villas gives you your moneys worth in quality and service. It's minor issues in no way overshadow the level of care, quality, and authenticity the staff provides you"
