"The rent is cheap, and the units have a decent amount of space. That’s pretty much it for the positives. Pretty much entirely unresponsive landlady who won’t be spurred to action unless you make some sort of threat, or just become so annoying with your calls that she can’t afford not to reply. The maintenance guys are good, but if you call for maintenance, don’t expect to have any idea when they’ll show up, because the landlady won’t deign to respond to any of your communication. It took a day to even get a response when water started pouring through a light fixture in my kitchen ceiling. What did they do? Ignore the fire hazard which is water pouring down over live wiring, and say “oh, the upstairs neighbors bathtub must’ve overflowed.” Oh yes, and as is reported by many other reviewers here; This place is infested with roaches. I keep my unit very clean. I’m actually a little obsessive about it, and I still see them. As with other maintenance concerns, the response is either nonexistent or anemic. A few traps aren’t going to fix it, and that’s the best they’ll do for you. Fixtures are ancient, and in mediocre states of repair. Expect a badly corroded bathroom sink, dirty reflector bowls on your stove, the fridge to make all sorts of odd noises, remnants of old drawer liner and glue in your cabinets, cheap sheet linoleum peeling up off the bathroom floor, etc. To top it all off, the entire unit (excepting the bathroom) is painted in matte paint, which shows every mark. Unsure if that’s just my unit, or a ploy. If you have to choose between this place and anywhere else in town, even if you have to spend an extra 1-2 hundred bucks a month, I think the choice is clear. None of this is intended to be an attack on the character of the woman responsible for this complex, but it is a critique of how well she does her job. Which is not very."

"0 stars for me. FOR YOUR SANITY & PEACE OF MIND PLEASE DO NOT MOVE HERE. I lived here in 2019 and found the unit infested with roaches on the very first day my roommate and I moved in. Though they were eventually exterminated after a few weeks it was incredibly difficult to reach Lorraine during this process. Then also during that first week the hot water heater went out and my toilet stopped working. The neighbors below me were extremely loud & disruptive all hours of the night. There was several times that I had to call the cops on them. 2020 of me living there started off well for the first semester.. my neighbors were quiet, I had new carpets, & there were no issues. Then I had neighbors move in above me that needed their floors need to be replaced. The floors were squeaky and loud all day long.. I was even able to press against the ceiling and make the floors creak. Lorraine seems to not like any type of conflict and will try her best to avoid you if you have any type of issue."

"An absolute joke of an apartment complex with, fittingly enough, a clown of a landlord to go along with it. I went to visit a friend here after they had just moved in and the place was INFESTED with roaches and bed bugs. After mentioning the infestation the landlord said they sprayed the place to get rid of them. Came back the next week, bugs are still alive and everywhere. Sprayed again the next week and, surprise surprise, bugs were still there and very alive. I’ve attached pictures of some we had to kill that we found just minutes after entering the unit again after the second round of spray was done a few days prior. Friend tried to get in contact with the landlord about the continued infestation but the landlord went out of her way to avoid getting back in touch with her. Finally had to go track her down in her office to even get ahold of this sad excuse of a landlord. I would absolutely never recommend this place to a friend, or even an enemy at this point. If hell is real it’s surely a more enjoyable place than this insufferable apartment complex. I will continue to report this place on every platform I can until this complex either gets shut down for inhumane living conditions or the terrible landlord quits/is fired and lets someone who actually has human decency and basic communication skills takes over."

"The 1 bedroom apartments were large compared to those of other places in oxford. Cheapest carpets I've ever seen. Alright location, close by a bus stop, and most of the laundry machines worked, I'll give them that. Although the outside is barely lit, and the walk there is shady. The parking lot was continuously falling apart, and management only ever opted for temporary solutions. Never had issues with appliances in the apartment, but the walls and floors were so thin - I could hear my neighbors screaming, fighting, stomping, literally could hear every word. There would be days where maintenance would randomly show up with no notice, without putting in a request. Cleaned that place spick and span but never received my deposit back, nor a document noting what was deducted and why, despite returning with letters several times. Next one will be by certified mail and documented. Management was never easy to get ahold of, despite living in a building right next to the apartment complex. Even by phone it was difficult to get her on. Although when they wanted something from you they were prompt to call. Overall, not the absolute worst experience I've ever had but you get what you pay for, and you are at risk of never having your deposit returned despite following move-out guidelines."
