"0/10 would not recommend. Office staff is very rude and unprofessional, work orders get completed whenever they feel like it, or not at all, loud rude neighbors and when you call he office and complain you get penalized for it, consistent plumbing/ sewer issues. I had mold/ mildew in my unit with an asthmatic child and was only told to open a window, wouldn’t even recommend a homeless person to live here.. just stay homeless!"

"I was a tenant here for 2 years and here is what I believe to be a *subjective* pros and cons list of this complex from my time here. This is not meant to be slanderous, just my viewpoint. • rent is inexpensive and complex is well located, but units are outdated and unrenovated with faulty appliances (namely - the stove shocked us multiple times when removing burners for cleaning, AC unit routinely trips breaker, water pressure is low and temperature is inconsistent) • tenants and staff are friendly, but people go against lease rules and don't seem to be held accountable (namely, throwing trash everywhere, walking pets off-leash, not picking up after pets, vandalizing and stealing both personal and public property) • maintenance workers are friendly but in multiple occasions we found mold in our AC units, which was backed by a professional mold test, yet we were told it was just dirt. we had many delays on work orders and no fixes to self-reported unit issues upon move-in • upon move-in we were given keys for our unit AND our building but our building didn't even have a lock on one of the two doors. I brought this up to management and it was never fixed • nearly 1.5 years after moving in, we were given a boil advisory due to emergency water-line maintenance and when I asked if the boil advisory was lifted I was told "we always advise our tenants to boil their water first" which I had never been informed of from the start, nor have I heard of at any complex"

"3 apartments in my building of 12, so 25%, got broken into and robbed. both entrances to the buildings are supposed to lock, neither of them do and one doesn’t even have a lock on it. anyone without a key can get in. there are supposed to be surveillance cameras around the complex but staff told us they don’t work after the second person in the building got robbed. all they did in response to the robberies was put up signs that indicate cameras are present, but said cameras don’t even work. the screen doors don’t lock even though they are supposed to. when i called to get it repaired the first week i moved in, they said “none of them lock” and it never got fixed. i’ve lived there for 4 years. other than that, the place is fine."

"This place is overpriced and terrible all the way around. The staff is extremely rude and unprofessional. They lie about 24 hour maintenance. Plumbing is terrible. Landscaping is terrible. I really don’t see where the rent money goes with this place. They turn on the heat when they want and the hot water is hit or miss. They’re always turning the water off for hours randomly and there hasn’t been any updates in years yet they keep raising the rent. Avoid this place at all cost!! Definitely not worth the money."

"I've enjoyed my time here at Boulder Creek! I have never had any major issues, tenants and staff are kind, and I love the incredible amount of space I get in the two-bedroom apartment. That, and it was the most affordable place in town regarding its value that I personally could find. Location is great too. I've been here going on 3 years now. Just like any apartment though, I've still had my issues. Cheap blinds keep breaking through normal use, paint so easily chips off the cabinets through normal use, the paint job is not the nicest throughout, and the water does tend to get shut off a lot (sometimes with very short notice). None of this has greatly affected my quality of living here, though. Overall, I would recommend Boulder Creek to anyone looking for a nice and affordable place to live, right in the middle of everything fun in Toledo!"
