Even if you book through VRBO with this company and expect the 100% refund within the cancellation window, this unethical company violates the refund policy and keeps $35...a "policy" hidden at the very bottom of the listing and not mentioned at all by VRBO. VRBO is worthless and does NOTHING to assist you with this "premier host". AVOID THEM. Have reported them to the BBB and to my credit card to not pay the deposit. (Wanna know exactly how awful they are? Look at how they argue with people who post negative reviews.)"

"I cannot recommend strongly enough AGAINST renting with this company. We booked a reservation via VRBO with a property managed by this company. After we made the reservation, the property was listed for sale and sold within a month. This company decided to switch our reservation to a completely different property WITHOUT NOTIFYING US. This switch was made 3 months ago and we were JUST told about it 4 days ago, less than 6 weeks before our trip. The original place we rented was a condo in the same place that our entire family is staying. The new one that they switched us to is on the OPPOSITE SIDE of the island, is not half as nice, and is about $500 cheaper for the week but, of course, NO offer was made to refund us that amount to make up the difference. In looking at their website, there was another place available right next to our original condo but it was slightly more expensive so naturally it was not the one they offered to us. When asked why we were just now being notified that our reservation had been moved, they stated that they spoke with my husband and told him this was the case back in February, which is 100% a lie. My husband and I were blind-sided when we got the call 4 days ago. Now, we have nowhere to stay for our family vacation. This company is shady and only out for their best interest, not to mention their communication is HORRENDOUS. I have had to call to follow up with their manager, Jaclyn, twice now because she had not called me back when I was told she would. If you want to go to Amelia Island and enjoy a vacation, I strongly caution you against renting any property managed by them."

"We stayed at a horrible condo misrepresented by photos and description on VRBO, Property ID: 176641. Coral Sands, 426 Fletcher Unit 201. The condo was filthy: roach traps on the kitchen counter, dust thick on all of the vents, doors, baseboards, scum under the counters on the baseboards, chips in the walls, broken mirror on the closet door, exposed wires under the electrical outlet in the bedroom, corroded shower head, drain, corroded and soap scum on the shower caddy zip-tied to the shower head, cigarette butts outside the door, dirty furniture, torn lampshade, dirty windows, dirty and scum on the kitchen cabinets. We paid $2500 for 4 nights October 26-30, 2022. We stayed 2 nights and then checked into a hotel due to respiratory symptoms from the filth and dust and unfit living conditions. We took extensive photos, submitted to the management company on 10/31/2022, they did not respond for a week until I followed up with them. They said they did their own research, inspected the condo, took pictures and determined we are false and are photos are false, and took no responsibility and cutting off all further communications. BEWARE when booking with this Amelia Island Vacations, DBA Dunlop Properties."

"Unit 1121 Beachwalker. Our stay was at a wonderfully renovated property in a beautiful location that was unfortunately not cleaned by the cleaning staff prior to our arrival. Upon arrival, the shower clogged immediately suggesting that a cleaning crew did not clean out the tub to see it was in fact clogged by hair. The management sent out a plumber within a timely manner to address it. That evening while going to sleep my husband and I’s bed was dirty with dirt at the feet on the sheets and hair all over both pillows. We texted management and got an automated message back that they would address it the next day. The service is bad that in the unit and the photos we sent with the dirty sheets did not go through. We resent them in the morning. They said they would bring sheets that afternoon. We found a fitted sheet and pillowcases and used that with a blanket and washed the dirty sheets which we subsequently remade the bed with. We went to use the other shower the next afternoon and it was clogged. Both tubs at that point had not been cleaned. We finished out our stay and contacted the company regarding being compensated for our cleaning fee because of the lack of cleaning in our unit. The Amelia Island villas elected to go through text messaging and said they didn’t plan on having a phone call because their management was already reviewing the issue. The management offered to compensate us 10% of the nightly rate which was $50 for the plumbing issue and stated that they reviewed the cleaning issue and that household cleaning crew had documented that they cleaned the sheets. My husband and I rent through Airbnb very frequently and I can’t remember the last time I had a complaint. In the customer service industry I expected to be compensated for the issues at hand that were clearly evident and unacceptable with our unit. I was extremely uncomfortable being told that I was lying about the bedsheets not being clean. At 11 PM it took me multiple hours to fall asleep in a dirty unit and you can imagine the frustration of paying a certain amount of money for something that is not reflective of standard service or the price you’re paying. I called the office and spoke to the manager who had been sending us text messages the entire time and she was very unpleasant. She stated that she has everything time stamped and that the unit was clean and there was going to be no compensation. She stated that there would be no compensation discussion until after Airbnb wrote a review on us. Airbnb wrote a review that it was pleasant and wonderful to have us. She called me a liar over the phone… This woman should not be in customer service. It is honestly sad, pitiful, and embarrassing for this property to be managed by this group. The owners of this condo did a wonderful job with the renovation and clearly just had a lazy cleaning crew cleaning their unit and a management group blatantly denying their misconduct/bad service. Our families own rental properties and this issue would’ve been resolved in moments and customers are never to be called liars especially when there is valid evidence in front of them. This is just simply absurd and unprofessional. We are fortunate in this day and age to have photos readily available and documentation recorded. However this woman explained that her documentation proved that since I sent the photos in the morning and not the night that I had dirty sheets that I was lying and they were from after I had slept in the bed. This property management group should not be managing properties with such a stance. A customer should be able to reflect upon the weekend stay and not take time out of their weekend to explain all the problems immediately to the managing group while on vacation and not be told they are a fabricating information. We did address the issues immediately and are still being told our claims are inaccurate compared to the words of their cleaning crew. I will never recommend this property or any units with this management group ever again. I sincerely hope the condo changes their management."

"Walked in to a very clean and tidy place. It smelled so good when you walked in the door. We had everything we needed. It was just a short jaunt to the beach and the pool Is beautiful. The shower is hot. The bed is comfortable. It’s my first time to Florida and I live in California. Location was great. Had a wonderful time!"
