Manatee Bay Apartments

"I have been living at Manatee Bay for over a year now, and I can say without a doubt that this is the best place I have lived in since I arrived in S.F. The office staff, including Janet, Maritza, and Lalita, are very friendly and always ready to help. When it comes to maintenance, I have never had to wait more than 24 hours to have any request fixed. Furthermore, the place is like a paradise with a private beach and a stunning view, making it a dream place to live. I highly recommend Manatee Bay."

"Location is great. Right on intracoastal off Federal between Gateway + Boynton Beach Blvd. However the place is overrun w iguanas + non-native ducks + the co which runs it, Olen, doesn't do anything about it, including cleaning up their disgusting feces, which is all over ALL of the sidewalks (duck feces are ploppy white + iguana looks like running dog poop) + it's abundant. If you go to check out the place, the staff will take you by golf cart to avoid the sidewalks + all the poop. They don't landscape sufficiently so the iguanas travel freely + will destroy your plants + surrounding shrubbery. Also, there's a real danger of branches falling on your car. There all people who feed the ducks + iguanas, so it's gotten overrun to the point it's unsafe for dogs. Parking is a real problem. Maintenance people are fine + pretty responsive. People here generally are friendly + it's a great diverse group --working people, retirees, + snow birds. A couple of kids + babies + a bunch of dogs lead to a quaint neighborhood feeling. Trash compacter is a joke -they add an additional $25 fee to your rent, but you have to take your own trash to 1 dump where you have to open up door + throw your trash in. Maybe I've watched too many horror films, but I'm always expecting rats to jump out at me when I open that disgusting dirty heavy door. It's often broken + trash bags just pile up by the entrance. Olen makes thousands of dollars a month in untaxed fees for this + yet they don't even comply with basic sanitation laws. Area is generally safe + there's a gate + a locked gate door by gate to walk through (although people prop this open all the time at night (*please refer to Ted Bundy + propped open sorority door). No way to give guests or returning residents in uber /lyft a code to drive through gate without calling resident. Stupid system that was just setup. Staff is supposed to be there until 6 pm but I never can find anyone after 5 pm when most of us are getting home from work. Which reminds me, they set the complex's sprinklers to activate between 5 + 530 pm, so often you have to dodge a stream of water to get to your unit. I'm hoping it's because they are trying to wash away the animal feces from the sidewalks before most of us get home from work."

"Best experience for my first rental apartment. Being a resident at Manatee Bay for 3 years, and looking back at the experience now that we have moved on: I have to admit that overall the experience was 5 stars. Even in the aspect of how they treated us when we moved out. They are very kind, considerate, and honest in their management. Also, the way their one bedroom apartment are structured, feels like a small townhouse vibe, super cozy. Not to mention the views on the waterfront are amazing to have right in your backyard."

"When my wife and I first moved in a couple years ago, it seemed like a dream to be living on the intercostal. They really gave us a great feeling with a private beach and wonderful pool overlooking it. Lately, I have changed my opinion. The place is awful and not maintained at all. The dumpster is constantly have garbage all over the place, maintenance requests are never followed through on. Just today after asking since Christmas for someone to look at my freezer, all my food is ruined including our wedding cake. Residents do not adhere to the rules and everything. If moving wasn't a hassle then I would have moved out sooner. Not worth the over priced rent in my opinion."
