Veranda at Westchase Apartments

"I have been living at Veranda for the past 4 years and i have nothing but great things to say about this place. They respond to all my maintenance orders on a timely manner and any problems that i have they are resolved efficiently. Marilyn is one of the best assistant managers I’ve had living in the Tampa area. She is very understanding and easy to deal with."

"I first moved in April of 2023 the apartment was dusty and smelled liked dog. There were visible damages when you walk in such as an outlet cover missing and paint that has peeled from the shower head with black mold, roaches, light fixtures missing strings/not working, terrible paint jobs, shelf from refrigerator broken and even old tenants stuff left in the apartment. When I did reach out they were not understanding and stated I took the apartment as is. I explained I work a lot and have very demanding job and I don’t want people in my house fixing things if I am not home. They said I could transfer a unit but I would have to pay $500, and I would have to pay for any damages in the apartment. I reported most damages on my inventory sheet when I first moved in but just kept finding more and more as the day has went on. Plus it took them two months to even address the problems stated on the inventory sheet. Please listen to these reviews because I didn’t and wish I never moved here! The staff is nice when you’re applying but once you’re in they are extremely rude. This place is not worth the money. The picture is how my the paint behind my shower head was The day I moved in and still not fix! The outside is disgusting as well and I have literally watched the valet trash people throw peoples trash bags off the 3rd floor balcony and from the stairwells to the ground which is why so many trash bags and trash around the property because they are breaking the bags and leaving them. Also now my painting is peeling off my bathtub because they don’t use primer before they paint and half of my electrical is out on one side of my house."

"It’s clearly obvious this place is insanely over priced and infested with bugs. Maintenance never communicates when they are coming and has never called to let us know. One time a maintenance guy walked in and I was in my pajamas. I live on the third floor and the loft is nice, but the walk upstairs through all the bugs and smell of piss is terrible. Never had giant roaches but definitely ants. The showers are also terrible and always clog. It took maintenance 2 months to fix a broken chain toilet. The pool is disgusting. No ones ever answered when I ask them the code to the gym. And there is never any parking available if you come home past 9. Our ac goes out every 2 months. Seriously, the apartments could be so amazing if they put any effort in to this place, But sadly there’s no communication or accountability of leasing or maintenance staff."

"I AM ASHAMED TO CALL THIS PLACE MY HOME and even more ashamed I have to pay rent to live here. I DID NOT SIGN A LEASE WITH ROACHES LISTED AS MY ROOMMATES. I’ve been here for 4 months and from the moment I moved in there was issues. Marjury Calderon is a joke, Marilyn Guzman is a joke. Jessy Vargas the property manager is of course another terrible joke. All the bad reviews are true, the good ones have to be fake. Jessy the property manager even tells me “take the reviews with a grain of salt” I completely agree, the good reviews mean nothing. Every bad review is basically everything I’ve experienced. There is a clear pattern with this complex. The complex is infested with roaches, they don’t clean the apartments before move in. They have no respect for the residents that live here and honestly I wouldn’t recommend this place to my worst enemy. Dog pee and trash in the hallways, bugs all over the ceilings and walls. If you request pest control, they won’t even come. I’ve requested two weeks in a row and no one even came. But again, something I pay for! I recently asked for maintenance to fix a leak, they left their dirty wet gloves on the floor AND used MY paper towel roll to clean up THEIR mess and even left the paper towels they used in my garbage in the bathroom. If you move here you will have roaches, ants, dirty apartment and complete waste of your money. MANAGEMENT DOES NOTHING ABOUT IT BESIDES SUGAR COAT AND MAKE YOU SEEM LIKE YOU ARE THE PROBLEM."

"I wouldn't recommend this place to people I know. The Asst Manager Marilyn Guzman is unprofessional and should not be in a position to make decisions. There is no real security on the premises, the gates do not operate and there are no security cameras. I had an issue over last year's holidays where my motorcycle was either hit or someone attempted to steal it. When I went in with my concern, Ms. Guzman told me they are actually planning to remove the gates as "they don't provide any real security." That's the dumbest thing I had heard in a while. Everyone knows they help. There are ways to get around them, but still a big deterrent. Valet trash is a mess, just look at other posts. When I moved in I paid for a 'Carefree Move' which coveres cleaning costs up front. When I moved out this property held on to my deposit well over a month. After calling multiple times, often with no answer, I never received a call back. I finally got a reply via email again from Marilyn Guzman. She fraudulently tried to charge me for carpet cleaning even though I paid this as part of the 'Carefree Move'. It took way too long to get to the point where that charge was dropped and i gave up fighting another charge that was ridiculous. Meanwhile the actual Property Manager was MIA, even after I asked to talk to them. It's a shame the front office and management are completely useless as this property's location is actually great, part of Tampa but not in the city, close to the beach, and the units-at least mine-was very good. Maintenance was also great. (They know this, that's why there are so many good reviews they get people to review after a Maintenance action is complete). However, there are too many problems here, starting with management down to how residents leave trash and dog poop everywhere, etc. This would be a great place if they figured out how to run a property."
