The Preserve at Lakeland Hills Apartments

"DON’T WASTE YOUR TIME HERE. They advertise a certain price, but then tack on about $200-$300 worth of fees (which are things like common area electricity, pest control, valet trash which sucks and then they want to fine you for that when THEY don’t pick it up half of the time, allocated water, and allocated trash, allocated sewer, and a RENT SERVICE FEE). When they have lights that flash all over the complex, the gates never work, half of the amenities are closed, you can hear neighbors late at night because of the creaky floors (I’m on the bottom floor), dog poop everywhere that has not been handled over the course of 3 months that we have been here and just gets worse, parking is not great, there is trash and food all over our hallways and yard that is picked up days later IF AT ALL, the front office staff is vague when you have a concern which is frustrating. We have had a few minor issues with the apartment itself but we will be out of here as soon as our lease ends and will be telling our friends to look elsewhere. UPDATE 2/22/24!!: No one has helped or has answered the phone in the office for that matter. Do not buy into their responses that they are trying to make things right. Maria has not even tried reaching out or making things right even though I have left voicemails and emails. It’s funny how they respond right away when it has to do with a payment. Disgusting how they take people’s money and do not care about the concerns of the people that have to live in this."

"I have lived here for over two years and the first year was rough with poor management and bugs plus loud neighbors. About a year ago new management took over and the community has greatly improved. The new pest control has kept all bugs at bay. However, maintenance has always been amazing since day one. Dwight always makes sure to check if anything else needs fixed and helps with things that I wouldn't even expect of maintenance. They really truly show great customer service."

"Definitely would not recommend this apartment complex. They show you a beautiful redone and CLEAN apt when you tour and yours will look completely opposite. From the very first day we moved in, we saw roaches all in the kitchen. We’ve had the pest control that btw you have to pay for monthly , come numerous times just for the roaches to NEVER go away. It’s disgusting. Infested isn’t even the word. They have fallen on us in the shower, crawled on us when sitting on the couch. You turn the lights on and see all of them scatter. The trash will sit outside sometimes for days when you are also paying for trash valet. I would move anywhere else if I was you! :)"

"If i could give zero stars I would. Office staff know nothing about what they're doing. Don't ask any questions because you will get the run around. You pay for common area electric yet it runs all day and half the building lights around the soccer field strobe so bad you'd think you were at a night club. Rent changes from month to month with new FEES here and there and when you ask the office you again get the run around. Pool is a joke, it's closed every few weeks for maintenance and upgrades but nothing changes. You can definitely tell it's getting closed to be cleaned because they never keep up on the day to day maintenance of running a pool. Gated community but the gates are always broken and left wide open. If you can't find a parking spot just make your own anywhere even handicap. Again they will do nothing about it so no worries. If you car gets damaged by the landscaping company they contract to service to complex good luck. The complex would not even give my wife the name of the company doing the landscaping"

"This community is very nice, clean & modern with a lots of great amenities for kids, dogs and adults as well. The gym is nice and clean with all the basics you need to workout. We did our tour and applied the same day. Brenda was very helpful and informative throughout the process. She was responsive and helpful with any issue we had online.
