"We lived at this property for FIVE years. The last year we resided there the property was sold to ESO Property Management and during the transition, Doug and Mary still oversaw operations at the location. In the five years we lived there, the carpet was replaced once and we never had any upgrades although we were promised. Prior to moving out, we requested the paint colors so we could buy (out of our own pocket) new paint and fully spray the unit upon repairing minor holes in the walls-we lived there 5 years mind you-and address any wear and tear. Doug told us not to worry about it just to patch the holes. When the time came to surrender the keys, we requested a walk through inspection numerous times and kept getting blown off by Jacqueline, the new Regional Manager with ESO. Finally two weeks later, we got our walk through and amazingly the damages that they tried to charge us for-Remember Doug told us not to worry about it and just patch the holes-came to the exact amount of our deposit. We were told that the apartment was not rentable and that is why we were being charged. We went back and forth for some time and were even threatened monetarily by Jacqueline. We even brought forth photos of the black mold that Doug knew about that made our son sick and was never addressed when we lived there. Tried to contact the owner of ESO and was told he doesn't address resident concerns. AMAZINGLY after keeping our deposit for a unit that was 'not rentable' they have fully remodeled the unit with hardwood floors, new fixtures, etc. Funny how they kept our deposit but fully changed remodeled the entire unit. I have been provided photos and video of the changes they made in our old apartment. ESO has several filed complaints against their firm of how they do business and their unethical business practices will be brought to light. We were great tenants and made our own improvements out of pocket. Apparently they are witholding a lot of deposits yet completely remodeling the sames units as tenants vacate. Funny how that works. As long as these folks are running the property I would definitely get EVERYTHING in writing first. They may want to reconsider how they operate. Many former residents were scammed out of their deposits for the same reason and will be seeking representation on the matter. Not a good way to do business. There are better managed properties to reside in the Leesburg area. Anyone else that feels scammed please contact me-a class action suit can be filed against this company due to fraudulent business practices. I have representation interested in the case(s)."

"Buyer beware. This place was sold recently and the staff is either clueless about their new approval process or outright scammed me. Ive never been denied an application before or since in my life. Talked in depth with Doug about my credit situation and he said no problem. He also told me id get approved or denied the same day- the it took 3 days (when credit checks are the fastes part of an application) and then they denied me based on credit- no further explanation even when i asked. Side note. They advertised the townhouse for $875 then listed it for $895 after they denied me. Didnt want to lose out on that extra $240 a year? Seems so. Pretty disappointing overall. I feel cheated and deliberately lied to. On a positive note- the property is well maintaned and I DID want to live here. Oh well, glad I sent in a second application to another house (which I was approved for) while i waited for them "process" or Id be much more upset for missing out and counting on them."
