"I’ve been using ERA to manage my property since fall of 2021. Generally few problems. However, as the house has started to need maintenance, I’ve been incredibly disappointed with their ability to maintain the home. On 1 January, my tenants submitted a work request due to a plumbing issue with the hot water heater and stated that the kitchen and laundry room were flooded. The maintenance request said they had called the emergency maintenance line and no one answered, resulting in extensive water damage. When I didn’t hear anything from Property Management, I tried to get a hold of maintenance and called and left voicemails on 02 Jan, 03 Jan and 04 Jan. On 5 Jan I finally got a hold of someone. We talked through it. He was very apologetic and agreed that they should’ve sent someone out much sooner. He said water extraction had been sent out on 3 Jan, but they would cover the cost since it should’ve been handled sooner. On 09 Jan the maintenance lead called me to tell me that she did answer the phone on 1 Jan and that everything has been handled promptly so I would be charged for all of the water extraction services because it was “not her fault.” She claimed the tenets exaggerated the damage and she had handled everything within a day.. which is clearly untrue. My biggest issue with ERA is that they are extremely hard to get hold of. I feel bad for tenants and will look to self manage in the future. From the way this was handled. I have zero confidence any regular maintenance has been done over the last couple years. I would not recommend ERA for property management"
