"I lived at Carriage House twice. Once for 4 years and then again recently for 2 years. I can say that if you are looking for an apartment, it's not the worst choice for the price but there are certainly issues. The new management is very helpful with the issues and has been trying to improve the place, but these apartments are so old they really need MAJOR renovations by the home office to justify the jump in rent. In two years, my rent went up by $110, but also in that time, we had two floods in my apartment. One was caused by the FREQUENT main plumbing line issues that plagued the entire 6 years I lived there. (Constant digging in the yard and even holes that opened up in the parking lot) In one of these situations, my living room was being flooded by sewage when my neighbors flushed or used any water. The solution (by the former manager) was to put fans in my apartment. I had to push to have a patch of carpet taken out and replaced although she told me they planned to remove the SHAG CARPET (yes, shag carpet) and replace with vinyl flooring when I moved out anyway. I have a baby and was not happy with this situation. The cause of the second flood in my living room was never determined. I also had 3-4 electrical issues in the past two years. One plug was so hot in my son's room that it melted the plastic baby proof plugs. We also had a scary situation once when my celing fan started sparking and smoking. I have heard of electrical issues from several neighbors like plugs that spark, as well. Additionally, I broke my lease early and paid the two months rent to do so, plus forfeited my deposit but they still want me to pay over $200 more for cleaning and repairs. When I moved out the first time, I left the apartment in the same condition but got my deposit back, so it seems like the home office is just putting the necessary upkeep on residents instead. There is also a homeless population living in the woods (between Eye Center South and Carriage House) that you will 100% see at some point watching the pool/playground area and occassionally climbing the fence to come through the complex. I requested exterior lights to help with security issues. I still think that should be prioritized, and maybe even a privacy fence that can't be climbed. Again, I think the new management is trying her best to improve the place, but I don't see how Carriage House can go much longer without some major remodeling taking place."

"⚠️WARNING ⚠️!CHOOSE A DIFFERENT APARTMENT COMPLEX TO RENT FROM! The worst place to rent from in Dothan. By no mean sign anything these people put in front of you. They care nothing for the people who give them business only the $ that’s in your pocket. I never even moved into the apartment and they took me to the bank for over $4,000 and then when I thought it was over with they billed me for 3 months of electricity. Not even moving into the apartment and I’m out over $4,250. They will not negotiate or help anyone out. These people only look out for themselves and could care less what happens to you as a person. If there was a rating for 0 stars this is what this place would be worth and rated."

"Have lived here for years. This is probably one of the absolute worst places you can go. Terrible neighbors, dangerous neighborhood, the staff are crooks, and the apartments themselves are very ill maintained due to staff negligence. Never, never, never consider this place if you value your place to live. Anymore questions about why this place is actually that bad please don’t hesitate to ask"

"I wish I could leave less the 1 star. They may have the cheapest rates but when you leave they charge you all kinds of fees and for utilities that you have already paid. When the maintenance guy walked through with me ( because the office manager was out even after I emailed her and let her know that was the only day I had available ) he told me that my apartment was move in ready but the office manager would charge me for it not being. I didn’t believe it because the office manager had told me I had one of the cleanest apartments there but I got $39 of my $300 deposit. I was charged for utilities that was paid directly to the utility companies. I didn’t even stay a the apartment most of the time, maybe 2-5 days a month. When I was there I had to kill roaches and set traps for mice. The last 4 months I was never there and the apartment was empty 3 of those months but I still continued to pay my rent and utilities. When I left I had no holes in the walls and the floors had been cleaned. I even left the kitchen cleaner than it was when I moved in. BEWARE!!!!!"

"Unfortunately, I didn't have the privilege of living here, but I think that there needs to be a buyer beware here. There is a clause in their application that if you put down a Security Deposit, not a holding deposit, on a place, you cannot get that money back, even if you change your mind before they cash the deposit. We bought the money order at 9:13am and around 1pm we said that a place that has a lot available sooner is where we will be living instead. The staff there is awesome, but the property owner has absolutely no sympathy. I'm sure this is a good place to stay, but they definitely don't have good business practices because I didn't even sign the lease yet."
