"This ‘community’ will rip your student off at move out with inflated charges ($750 is the average charge for any type of damage according to the large student group chat going on) yet refuse to provide clear documentation and actual vendor receipts to back up the charges. The lease states if you dispute the charges after move out and return within 5 days of receiving the move out statement you will be allowed to view the damages but the mgmt staff REFUSED to honor our in person request when we arrived to do so going against their own lease policies. We went to the apartment which was in turnkey mode to check the supposed carpet spot they wanted $750 for but were asked to leave. The manager would not even come out of her office instead they just sent the charge to their own in-house collection agency to harass us. The building is dirty and disgusting, the staff are unprofessional and flat out rude. What a huge disappointment Bixby turned out to be. Watch out for the overflowing trash rooms and dog poop inside and outside everywhere. Don’t get me started on the unsafe filthy parking situation. Student housing is a shameful business because of unscrupulous owners & management companies nickel and diming these kids while providing subpar accommodations and amenities. KSU should be addressing these ongoing issues especially with safety and unfair business practices. If you live there now absolutely 100% do not leave at the end of your lease without demanding an in person walk thru. They can’t charge you after the fact like they did to so many in August 2023. Good luck you’ll need it."

"ALL YOU NEED TO KNOW ABOUT BIXBY: (I know this is long, but this is all you need to know about this terrible complex) (Please read before applying) In sections. EDIT: To their response- What a joke and a bunch of lies. Those are all of my pictures from my own phone & within this year. There's also been like 4 break-ins in the garage in the past week by the way. So much for that response by her about their "effort" to fix issues. Hint: because they never do anything 1: Management 2: Absence of Cleanliness 3: My Room Experience 4: Security Non-Existent!! (1: MANAGEMENT) The absolute worst issue with this whole complex is the management. I have been non-stop complaining to the management who have undergone two management changes within that time frame. This most recent change (PeakMade) has been the worst, bar none. There is practically ZERO communication between the residents and management. You have a question? it will take 3 emails to get a response. You have a concern? It will take 3-5 emails to get a response. You have a problem? It will take another 5 emails to get a response. They lie, act friendly with you and make you feel like you’re getting something done, when that is just far from the case. It’s things like this that make this management HORRIBLE to live with. They’re always out of the office, and they’re never actually doing their job. (2: Absence of Cleanliness) I mean where do I even start with this place. For the past three years, the trash has piled up literal MOUNTAINS in the trash room. (See pictures for proof). Now management will say “Oh that’s on the tenants for throwing it on the ground”. This is partially true, like 20%. The whole reason why people have to use the ground to throw the trash away, is because Surprise! The trash chutes are always full because you have no maintenance to consistently maintain the trash inside! Weird! That’s just the trash rooms. Now I’ll go onto the hallways and stairways. I kid you not, I have seen more throw up, dog feces, and mice/rats in this apartment than you could ever imagine. The dog feces and throw up will stay on the carpet and just marinate for WEEKS. I moved into my 2nd room in this complex mid-2022, having lived on the first floor in 2021. I seen what appeared to be throw up on the walls on that day. To this day (Or at least until I moved out in December) that throw up is STILL on the walls. They were supposed to hire a cleaning team to clean the hallways and stairways. (First time that’s been done in 3 years by the way). Low and behold, I come back to my apartment from break with the stairways clean, and the hallways not even touched! Nice! Throw up still on the walls, hallways still dirty! The garage is never cleaned out just leaving trash everywhere, driving over it constantly (see pictures) (3: My Room Experience) Huge issue that EVERYONE’s apartment has that they don’t tell you before your lease starts. YOUR HOT WATER IS TIMED. You do NOT get hot water all day! Every apartment water heater has a timer on it set for a certain amount of time of the day. Ours was 7am-2pm and 7pm to 2am where we had hot water. All other times of the day, its cold. You need to wash dishes? Its cold. You need to take a shower after getting back at 5pm from work or class? Hope you enjoy cold showers. 4: (Security Non-Existent) This SERIOUSLY needs to be addressed. There are NUMEROUS ways to get into this apartment without a keyfob, or any sort of verification. Tenants are NOT safe living here. There has literally been homeless people living in the amenity rooms at times. The key fobs don’t work half of the time, and the doors themselves are literally propped open because you can’t get into the complex without them being propped. Some scanners do not work, and they are not being fixed! No cameras in the deck either. Hope you dont get stabbed, or hit! I have so much more to say, but have to stay within character limit. Avoid living here at all cost. You WILL regret it. Just read other tenant reviews, not the people touring."

"My daughter lived at the Bixby for a little over 2 years. She just moved out due to graduating in December and did a sublet to her room. The process was smooth with minimal fees. Also, my daughter was very fortunate to have the best roommates. 2 of them she knew before moving in but 1 of them was a match from the Bixby. Morgan the manager and her team do a great job of making sure the students have a great experience at the Bixby with activities, parties and resident appreciation events. Thank you for providing a great living environment for my daughter during her college life at Kennesaw State."
