"My 97-year-old father, 70 lb.- and 15 lb. dogs and I moved to Virginia from California in September 2018. We happened by chance upon this office, and, 16 months later, I curse this office and Realtor Dawn Peters each and every day. We overpaid by tens of thousands for this 1964 money pit. The Realtor was completely ignorant and now, it appears, worked for the seller rather than for us. Her personal-friend inspector told us water damage was from termites. Duct work for HVAC was completely detached in the ceiling, which had removeable panels. Severe water damage to the attic around the chimney was not documented. Now I have had the news that the sewage line needs replacement, this after having already spent $1200 on repairs for septic within the first 2 months of move-in. The home warranty the Realtor forced on us was useless. The Realtor recommended "contractors" who were just handymen, licensed for a maximum of $10K but whom we paid $18K for work, which later needed redoing. Because I requested an invoice for months (we paid in cash whenever they requested money), the man refuses to speak to me. His “invoice” showed no costs for materials, just generalities such as “$3K, basement floor.” He violated his class license; I have no energy to sue. So far, we have replaced all windows, the roof, the HVAC, floors, the 1964 kitchen which had a washing machine right ON TOP of the fuse box, and entry doors which did not even function. To add insult to injury, the SELLER SOLD THE 70%-FULL FUEL CONTENTS back to the provider, so that within a month of move-in, my elderly father and I had no heat. After days of waiting for the warranty company for THEIR stupid agent to give us a list of non-existent heater defects, a second opinion was "THE TANK IS EMPTY." $150 emergency + $500 fuel refill to get only partial heat. When I brought this theft to the Realtor's attention, and that the survey for which we paid hundreds clearly stated it was "not for official purposes," her response was, "Oh, I didn't know that." I have now discovered that Virginia Realtors have carte blanche to misrepresent. They may sell land on which to build which does not "perk" - meaning that if your prospective property is land only, GET OUTSIDE ADVICE. Additionally, if the house uses septic, GET A CAMERA INSPECTION and HAVE THE SYSTEM PUMPED as part of the contract. We now must pay an additional $2500+ to have all pipes replaced, after $1200 one year ago, and $350 last week to remove a clog of GREASE which caused the basement to flood. I do not cook. The grease was prior to move-in. There are SO MANY dishonest aspects to this home purchase, especially since the SELLER REALTOR was a colleague of our Realtor. The bottom line is, BUYER BEWARE BEWARE BEWARE. Do NOT expect these ambulance-chaser types to be on your side as a buyer. We were desperate, and I absurdly believed my Realtor would have the same integrity as my own seller-Realtor did in California. When I suggested a "fair" price for the house, this bumpkin did not flinch. Not a single, "Well, let's take a look at the defects first." Legal action is impossible in this state. The plumber told me he and his wife purchased a parcel of land at a court auction and were not even informed it was landlocked - zero access roads due to surrounding-property private owners. BUYER BEWARE - investigate the agency and Realtor you contemplate engaging. Note: I wrote a glowing review of this Realtor on her Web site immediately after moving in, for the simple reason that I am a kind and trusting person. Now I curse her and wish her reciprocity in spades."
