"PLEASE READ!! Wish zero stars was an option. It’s not possible to list the amount of issues I have with this rental company. Just avoid them at all costs. Their business practices are full of hidden fee and their rental properties are overpriced. There was also a high rate of crime in the community mainly theft but also assaults and two murders in the two years I lived there. Camden does absolutely nothing to help protect residents or their property. When I did move out I was left with over $3000 worth of debt to them with very minimal damage to the unit that other companies usually see as wear and tear."

"Oh where to begin on the terrible experiences I had living here. Firstly, I’ve never written a review of a business before but I want as many people to know how awful this place is as possible. To begin: they moved us into a unit that was filthy, made us sick, and wasn’t ready for us for days because the previous tenants had vanished the flooring (see picture of where the varnish was) and they had to replace the floors. After many emails and phone calls we finally were able to get a new unit. We thought our problems would be solved from there but that was far from the truth. Our new unit was very nice; however, the complex as a whole was another problem we encountered. The hallway reeks because of the trash system. The elevator broke many times and was awful looking for months while they were “waiting for parts”. People’s cars get broken into all the time, my roommate had his catalytic converter stolen from his car. Packages get stolen constantly as well, I had numerous ones stolen. There are no cameras either and the office does not do anything to assist the situation. People also neglect to watch their dogs, with many off leash and not taken care of and dog poop everywhere. If you decide to move in here: you need to be firm with the office and keep record of everything they say and who you talk to, otherwise they will go back on what they said. The “new management” is just as bad if not worse in my opinion, they are so difficult to deal with. Every time we had to contact the office it was a nightmare. I moved to Camden Fairfax corner to take advantage of the transfer policy and it’s much better over here."

"Overpriced. Rats all over the dumpster, and trash is left to pile up for days at a time. They have trash service, but it's one man working all by himself, and the compactor is constantly breaking on him. People dump large furniture and items so it piles up into the parking lot. When we moved out, my finance went ahead and spackled the walls for Camden for minor holes in an attempt to help, and we were charged over $200 for MINOR painting. I have lived in many apartments, and typically, walls are painted between each new tenant. Not here apparently. They claimed the walls were damaged, but there were small scuff marks that could've been removed with a magic eraser. Not at all worth the money we paid. The only bonus--the maintenance staff is amazing! They are quick to respond, and they do great work. We had a brand new oven installed as soon as we were having issues. Maybe the maintenance staff should become the managing staff. It might be in better hands!"

"I had the opportunity to stay at Camden Fair Lakes as a guest of my boyfriend, and my experience was far from satisfactory. While the location of Camden Fair Lakes is indeed ideal due to its proximity to shopping, I cannot recommend this place due to the numerous issues I've encountered. Even if the price may seem lower, the persistent problems and mismanagement overshadow any potential benefits. My hope is that this review serves as a warning to others considering this community. Trash Problems: One of the most frustrating aspects of my stay was the persistent issue of trash disposal. Despite the hefty monthly fee of $30+ for valet trash pick-up, it was disheartening to constantly witness a pile of trash near the compactor and neighbors leaving their trash outside their doors. Clearly, the community residents were not adhering to the trash rules. The decision to have only one trash compactor for over 500 units was a flawed one, evident in the ever-growing piles of trash that accumulated outside. Double Trash Fees: To add to the frustration, there's an additional monthly trash fee that fluctuates. It's baffling to pay two separate trash fees when trash isn't adequately managed in the community. Package Theft: The issue of missing or stolen packages, as mentioned in the community daily digest, is a major concern. Although I understand the office cannot be held responsible for this, it's still a significant problem within the community. Residents are better off having their packages delivered to secure lockers at nearby stores like 7-Eleven or Safeway. Smoking Contradiction: Despite the community's claim of being non-smoking, I was disheartened to observe the maintenance supervisor, donned in Camden gear, smoking on the property. This contradictory behavior sets a poor example for residents and visitors alike. Tour experience: I visited this place with the intention of moving into one of their apartments with my boyfriend, mainly due to its excellent location. However, my experience during the apartment tour was quite disappointing. The apartment I viewed was far from clean and lacked proper preparation. Their turnovers were done hastily, leaving a lot to be desired. In hindsight, I'm grateful I waited because it's evident that the management's quality has deteriorated over the past year. Poor management and maintenance supervisor speed up turns for quantity instead of quality."

"Very expensive. I don’t recommend the place for international students. They ask for 2 months deposit if you don’t have a good history social credit. Also, the minimum income 88,000$. Not only this you pay 600$ every year for the technology service ,150$ for their internet, 50$ parking fees and utility. A lot of things not worth it. If you have all that you can live in nice areas like Vienna. But if you want live on Fairfax you will find a lot of apartments better then Camden and for reasonable price."
