"What a waste of time. My family occupies a really cool, commercial space when a small business closed. We knew the lady and she negotiated with Hutchins. After one payment, she tells us to pay Hutchins directly. All we knew was the rent price. We asked for keys, a lease, etc, and we were ignored. Three years later, after we were fed up with no repairs and asked the court for rent escrow, Hutchins explains to court WE were required to pay for repairs. Okay, weird but, their property. We wasted three years begging, pleading, etc and because they did fix a few things and make half added efforts to fix the major repair, we thought this was a normal rental situation. Do you know how much time could have been saved had Hutchins just told us that? Or called the business lady and asked her to explain? Whose job was it to inform the tenant? Just pay them rent, pay to maintain their property, and shut up. Its a sweet deal. Reading all the reviews, I have a hypothesis. When they manage other people's property, they are polite, responsive and professional. Properties owned by Mr. Hutchins himself are just income generators in low income areas. They do not care about service or providing a quality product. Lip service to get your in, then they laugh all the way to the bank. Move out of you don't like living conditions that are against codes.. Better yet, let your account rack up late fees etc, we evict you and get business loss tax write offs. Brilliant. Dare to avail yourself of legal resources, lease termination! Unless something changes, the court here has this landlord's back. For Section 8 people, BEWARE. They wait till it's signing time then they add extra each month for a year for deigning to take government funds to provide you housing. My neighbor's rent went from the advertised $695 to $1000, then back down to $695 after the year of increased out of pocket for the tenant was over. Now that's unethical, just plain greedy, has to be illegal but who can complain without getting a retaliatory eviction? Heck, I probably just got her evicted by daring to tell. Look up slum lord in the dictionary and you'll see Hutchins."

"I had a pleasant experience renting from this team. Calls and emails were addressed in a timely manner and the facilities were well taken care of. I never had a major issue but they always responded right away whenever I had a question. I knew I could count on them if I ever needed to. Prices were great for the area we lived in as well."
