"This place is horrible went to pay the bill on the 21 When late on rent tge gave us 16_19 to pay. Went to pay on the 21st.. tgey wont accecpt payment now. We went in to try to pay rabecca Allgood was very uniformative on why we couldnt pay. Would tell us other than wait for he court date for eviction.. so we cant pay and we have to get evicted now.. why is our money no good 20 days late.. this is how they screw people of paying off their lease..our lease ended march 15. Wont let us pay feb.. Live somewhere else this place sucks"

"EDIT 7/12/23: the autopayment is so bad, that they dont even realize or check it before sending eviction notices. Got one today out of the blue. No warning, no messages. Just a notice. For 1 month rent that failed after autopay didnt work as it should. Old: I've been at Abelia since July 2021. It has been a mixed experience so far. But nothing that is too bad. I think thats good enough for the current state of apartments around this area. Pros: 1) Dog park is big and neat enough compared to most. 2) Fetch - is a must pay service (not included with rent) for package delivery. Which is pretty good but if you dont use it, thats $5 down the drain each month. 3) Concordia University - the apartment is right next to the university so its nice to go on a walk to the trails there. This is the most likable aspect of abelia imo. 4) Most of everything you would need is just in 10min drive distance. 5) Great greenery around the apartments. And lots of open spaces. Cons: 0) Lease renewal - every renewal for me was a 20% hike. I put in a request for reduction and it was brought down 17%. So be ready to pay more if you plan on living long term. 1) Apartments are not neat in common areas. Corridors are dirty and sometimes stink with trash that people keep outside. I tried having the common area cleaned but the office said it cant wash the cement. So no cleaning can be done. 2) Autopay for rent is all messed up. The autopay makes you guess your charges? Instead of automatically deducting that months total. If you guess too low, you have to write a check to pay off the additional amount since online payments only happen 1-5th of each month. 3) The newly renovated shelves are almost made of cardboard. They are extremely thin and break very easily. 4) Dog poops used to be everywhere. But I think the office hired some help so the past few months have been a little neater. FYI: 1) If you are on 3rd floor, USPS wont deliver packages (that cant fit in mail) to your door. You'll need to drive to USPS which is about 20min away. 2) The printers and gameroom is only accesable when office is open. 3) Plenty of racoons and stray cats. (also I got yelled at by a crazy lady when taking my dog for a walk because the stray cats were getting scared?? weird) 4) Lot of kids in the apartments so evenings get loud with the kids yelling and playing around. (if you have kids thats a pro I guess) 5) Some of the apartments have older AC unit which dont really help in summer. (Make sure to check ac unit before signing) 6) Also just an advice: make sure you dont take apartment with windows facing west. You will cook yourself in summer."

"Lovely apartments. I stopped by late at night and the security gates were locked up. That is a great thing to know. If my memory serves me right, they had lovely lighting throughout the entry and it made it look like a very expensive location or has a lot of class to it. I do not think they are expensive and they are lovely."

"After moving out in June I gave it 2 stars the hallway always had trash, kids running and the office never answer their emails. They hit me with a big move out bill with no pics and I ask if they can do a payment arrangement on a different day they never responded for a month until a few days ago. Threaten me if I don’t pay I go to collections and I already got a collection bill 2 weeks ago and I message them no response. They like to screw people with more money."

"I've left a review here when I first moved in. Spectacular experience. Maintenance, even better. Same day maintenance request. 24-72 hr response. These guys know how to run a community. I love it here."
