"I like living here and I signed an initial 15 month lease. My first lease renewal just came up and they want to raise my rent about 5%. That doesn’t sound too bad at first until you consider the fact that the rate they are asking is almost $250 more than the current asking price on equivalent units that they currently have listed! So they want to charge a loyal tenant who causes no issues, has their rent on autopay and has recommended them to everyone they know looking for an apartment, hundreds of dollars more per month than Joe Blow off the street that they know nothing about? Buyer beware."
"Please everyone should be-careful of this apartment. They wanted to reap me off after sending them an electronic letter of termination of lease. If anyone is perhaps renting with them, ensure you have all your agreement electronically and save them in your email. I won’t recommend anyone to this apartment. I lived in your apartment for a year and l have never delayed in payment of my rent for a day or come up with any useless excuses for not paying my rent promptly. I moved out in November and l only heard from debt collectors that you charged me $472 for cleaning. It’s so disheartening that you guys never contacted me before sending my name to debt collectors and you purposely did this to tarnish my image. Is this how to repay a tenant that didn’t owe you for 12 month? How are my supposed to know that you were charging me after l left? This is just unacceptable and basically an act of wickedness. Renters, beware of this apartment. They don’t mean well for tenants. A word is enough for the wise."
"Do not rent!!! I have lived in this location for a year and, while the apartments themselves are cute, the management leaves much to be desired. Communication is a challenge, especially when trying to execute leases or arrange to rent additional parking. When first moving in, I emailed, called, and walked up to the front office attempting to rent a parking space close to my unit (yes, that costs extra) and was met with radio silence. By the time I was able to speak to someone, all of the available spaces near my unit were taken and they recommended using a ridiculous app to rent a space for $5 per day. No, you don't get to keep that space. You can just pay to park there if it's available. Oh, and if someone is parking in a space you rent every month, it's your responsibility to enforce towing. When you do manage to speak to a human being in the front office, they are rude and make it clear that they want you out of the door as quickly as possible with the least amount of work on their side. PET OWNERS BEWARE. They will not work with you to accommodate unit entry to ensure your animals are not let out. For annual inspections, management expects you to kennel your animals 12 hours per day for multiple days so they can enter the unit whenever it is convenient for them instead of working with the occupants to schedule entry. I understand that they may not know the precise time of day, but they could at least work to schedule a day at all. Especially since they let out another tenant's dog and had to go out searching for it. As for the units themselves, be prepared to put in multiple maintenance tickets. From the roof leaking down into an electrical outlet, to appliance issues, the resident app will be your best friend. The young men doing maintenance around the place stay busy, and they are the only part of the management group that is doing a good job. Pest control is a real issue, with spiders, crickets, and ants everywhere. The units were built in a hurry, and it certainly shows, and the price per unit does not line up with the quality. Not to mention that the "gated community" hasn't had fully functioning gates the entire time that I've been here. While there are other items on the list of reasons not to rent here, this gives a realistic view of what living here has been like. PS- Don't give them your email address unless you want to be spammed with the "Community Summer Housekeeping" grill policies and other nasty-grams about the rules."
"I cannot recommend that you live in Avilla Traditions, especially if you are an owner of pets. The management here, which changes frequently, is unwilling and unable to accommodate working schedules for pet owners when maintenance workers need to enter the unit during the day. For the fire sprinkler inspection, for example, the management here expects you to kennel your animals for three straight days so that maintenance people can have access to the unit at any time. I politely and sincerely expressed my concerns about my cat's welfare under these conditions. Kenneling cats in a room in an apartment for 12 hours at a time for multiple days in a row while my wife and I are at work is cruel, regardless of what the management here may advise. They laughed off my concerns in an unserious and unprofessional manner, and made no attempt to accommodate my concerns about my animals, even though I committed to being personally available any day at any time that the maintenance workers may want to enter. There are many new and beautiful apartment complexes being built in Grand Prairie. I would humbly suggest that you choose any of them but this one."
"WASTE OF MONEY! Don't be fooled! This apartment is overpriced firstly. Better you get a whole house which is even cheaper with more space. Secondly, I moved out and without any prior mails, notifications or even a breakdown, i see a $1200 collections on my credit report. Just like that. What is the money for? Why didn't i get prior emails or letters? Who does that?"
