"BEWARE: Do not use this company to be your vacation rental management company. Very unprofessional, they do not communicate, and will not make you what they promise in the beginning. The 15% ends up being way more after all the hidden fees and rentals they up charge. Obviously we understood starting out it would take time to make any kind of profit but we would make over 5k and end up with $500. That’s not even enough to pay the pool guy every month for our property. This is a 2 million dollar house. They won’t respond to your messages and avoid you when the check comes in the mail knowing you will be calling wondering where your money is since our house stayed BOOKED. Their employees are super unknowledgeable and rude, we received texts stating we weren’t abiding by Ithe rules when we weren’t out of our OWN house by 10am when we didn’t have a booking that day or even the next couple days after we were leaving. They do not respect owners of the properties they treat you like trash. Not to mention they let employees stay at our property for a very discounted rate and never asked permission, they also tried to charge us for $1,000 Kayaks we never bought, left other guests dog poop in the yard when we arrived to stay at our own property and dog hair all over our floors. They allow the Airbnb guests free “service fees” but in the end it’s us as homeowners who were getting charged hundreds of dollars per stay making it impossible to make any money off people staying at our property. They overcharge our guests for the cleaning fee, and charge them a dog fee which we also did not ever receive even though they didn’t bother cleaning up after the dogs that stayed at our property and it’s our expensive furniture the dogs are ruining. they make 100% profit off that. This is just a warning to stay away from this company. There was problems from the start and they can’t take any criticism or threaten to end the “relationship”. Which they did end the contract with us without any warning when we still had plenty of bookings (which they now have cancelled which is unfortunate for all the guest who made the plans to stay here) These people are more worried about squeezing people of money than having a good working relationship and happy guests. Way better management companies out there! Stay clear of this one!"

"This was the most fabulous experience! Our family of 7 stayed at Sand Trap for the second year in a row and can't wait to book next year! The house checks all of our boxes and is so comfortable! Rick couldn't be more responsive and truly made our vacation memorable. wouldn't hesitate to recommend any of their properties!"

"Beautiful house Beautiful location. From the moment we walked into the home we knew it was perfect ! We were a group of 7 celebrating 50 years of friendship The house is beautifully appointed. Every bedroom and bath is great. Some have balconies overlooking the water The kitchen is outstanding with high end appliances. House was very clean upon our arrival. We loved being able to call the “ Monkey Bus” to get us to town for dinner Sometimes we walked It was about a mile so if you like walking , definitely doable Nice pool Small little beach so we walked down a couple of houses to a better beach spot. Highly recommend Ana Maria Island and this rental. Couldn’t have been happier!"

"Cloud 9 did not disappoint! The pictures do not do the house justice! The house was so clean upon arrival. WE had everything in the kitchen we needed! The kids loved the Golf Cart that was included. There were sand toys, and pool toys in the garage. SO many great things about this house! The very few times we needed to contact management they got back to use within 5 minutes."
