"Avoid his property management at all costs! It’s hard to tell if he is dishonest or just incompetent and rude. He rarely returns calls or emails. He has about $5,000 of my rent money that he will not pay to me. He also charged me for work he never did. I hired him to manage 5 of my rental properties in Syracuse for 4 months from July, 2015-Oct 2015. The communication was bad from the start and it got worse. In the 4 months I used him, he sent me 3 statements of my property activity. Every statement had obvious errors, most of them benefiting Chris. He never sent the 4th statement, which was due almost 2 months ago. By the end of the 4 months my tenants were a full month behind on rent. This was after he arbitrarily credited 2 of the tenants for part of their rent. It took me a while to figure out how much each of the tenants owed because he does not have a system for reporting rents, collecting rents or following up on unpaid rents. There was twice I asked him to do work on the properties. The first was when I needed to renew my smoke detector certification. I contacted him in August. On August 21 he responded, “we will handle it next week”. I received a notification from the City in late October saying it had never been done. The second service I requested was in response to a high water usage notice. After several weeks of requesting, they indicated that they went over to the property and fixed the problem. In September I received an $800 water bill. I just received another notice in December indicating the problem was never fixed. Again, I am not sure if he is dishonest, overworked, incompetent, or some combination of the three. He is certainly unprofessional. Regardless of the underlying issue, he is a very bad property manager. I recommend everyone stay away from him."
