"DO NOT RENT FROM THIS MANAGEMENT. (Lehi property) Horrible follow up on property concerns, had a broken step on the main stairway for over a month, with several notifications sent to them. Didn’t have fire extinguishers in the main halls of the building for several weeks. Had to provide them with a key to THEIR property because they lost the original. Ignores emails when sent to them and unprofessional when having to talk to them. They interrupted me at work on several occasions to gain access to the property even with the copy of the key i had to give them. Too bad I was a good person and didn’t choose to squat. Rented for 2 years, left the place in a better condition then i found it, deep cleaned the entire apartment, including the tile grout, didn’t have pets on the carpet, and no kids and they still took $1000 of my $1200 deposit. These people are gross and they do not care about you as a renter. Several broken down vehicles in their parking lot/on street near property that haven’t moved for the whole time we rented from them. Little to no amenities for the price you have to pay, and unprofessional/rude people when you do have to interact with them. Oh and on move out they want you to do EVERYTHING, deep cleaning, carpet cleaning, all of it at cost to you. Don’t know what they are using the monthly rent for, no way it costs that much from each tenant to not be able to afford to MANAGE YOUR OWN PROPERTY. Overall find somewhere else to live, or deal with unprofessional management, no amenities, and an overpriced rental."
"Dont trust these. I was very unhappy with their move out policy, they want every penny out of your pocket and the staff they have dont even listen to you and they kept my whole deposit and want extra $300 bucks and I cleaned the surface and charged me $495 for paint and patch and $280 for 4 burn out bulbs just imagine what kind of a robbers they are. Want me to pay for the utilites and rent even when we move out. Guess what they want us to move out early and now asking me to rent for those days when they were so called cleaning and chaning bulbs. Totally disappointed. If i have the option i would have give them negative stars."
"DO NOT TRUST THIS PLACE. Erica is the most unfriendly and uncompromising person I have ever met. I know landlords get a bad rap, but she was genuinely unwilling to compromise or understand our situation. We were supposed to get $1,950 back for the deposit, but they spent $217(?!) on 14 *lightbulbs*, $450 on paint and patch, you get the idea. Only one light bulb was burnt out. I SLAVED away cleaning that place and let me tell you, they screwed us so hard. Oh, we also at the last second she told us we had 5 days to move out. Everyone of us were gone except 2 of us. So us 2 had to clean out EVERYTHING in 5 days. We tried asking Erica for a couple extra days when everyone was home to help move because we couldn’t feasibly do it with 2 hands, but she was very rigid and cold. Stay away please. They are very uncompromising."
"we were extremely unhappy with the move out process since you took our whole deposit and still wanted 200 bucks from us. when i asked questions i felt as though erica was unprofessional and rude instead of helping us understand. we were desperate for a pet friendly or we wouldn’t of put up with as much as we did. but from the beginning you guys were hard to work with. we wanted to move in 10 days later and you guys refused so we agreed but when move in day came the apartment wasn’t cleaned or ready for us to be moved in so it was cleaned quickly an hour before we got the code. then paint touch ups were don’t after we had already moved in and they only touched up in the living room.all the repairs we ever needed while living there were fixed by landlord after a week or two with hardly any updates when in our lease it says it had to be done by a professional which our landlord is not. same with the repairs cost we were charged for at move out seem to be done by him if they were even done.. since the receipt was for him. most repairs needed were there before. we were suppose to have check ins every 3 months and only got 2 in the whole 2 years we lived there if we were that bad and dirty that it needed significant things because of us don’t you think you would’ve said something then or maybe checked in more as you were suppose to? pictures were taken at move in"
"Communication with Evolve has been exceptional during the 3 years we have rented one of their properties. Whenever we've had a question or concern, the property management team (we mainly worked with Erica) was quick to respond, showing genuine care and a willingness to address any issues promptly. This level of responsiveness has made us feel valued as a tenant. I appreciate the transparency and fairness in the leasing process. Everything is clearly communicated, from lease terms, rent increases, to move out expectations. This transparency builds trust and demonstrates that the company values honesty and integrity. During the move out process there were several problems (as there often are). Evolve was extremely fair and professional which made an already stressful time more manageable. Overall, I couldn't be happier with my experience with Evolve. They have truly set the bar high for property management, and I wholeheartedly recommend them to anyone in search of a reliable, attentive, and community-oriented property management team."
