"We put in the work order online and waited. A week later I logged in to check on it and I could not see it as an open request on my account. I called the office and was told I needed to call for the work order, which should be more clearly stated online if that's the case. Someone then came out the next day and fixed the issue quickly, so that's the redeeming grace here. The staff is generally friendly and helpful. We have many inconsiderate neighbors surrounding our apartment playing very loud and bass-heavy music. The cleanliness of the community leaves much to be desired; there is always pet feces and urine on the walkways, and there is a mattress on the sidewalk behind our building which has been there for around a month now (finally removed last week). The parking situation is atrocious; we are only allowed a single parking permit per apartment, and the street parking availability is non-existent if you get off work at a standard hour. There is a parking lot near our building which is always empty, yet we cannot park there without a permit or else we will be towed without warning."
"my husband and i have been here for the past two years and if we could afford to leave we would but we only have a little while longer of living here so we are sticking it out. this is for people considering avida, just don’t. when we first arrived here the apartment was in decent condition with all appliances working and in good condition however the cleanliness of the apartment was well below par. i spent the entire first week scrubbing the grime and gunck off of the floors cabinets appliances and the bathroom was disgusting. mold in the bathtub around the sink and all faucets. it took me 4 maybe five days to make the tub white again. the washing machine was never serviced and took multiple cleaning cycles to get rid of the mildew smell and when i asked for it to be serviced i was met with “it’s not dirty” when maintenance comes in they don’t wear booties over their boots or clean up their mess and from the experience of my last request the man that came in was incompetent and had no idea what he was talking about. three days after complaining to the front office that he had left boot marks all in my bathtub and all over my floor, requesting for someone to come clean up his mess, the only thing i ever got was when i called and complained i was met with “let me talk to my manager” and never heard anything after that. ended up cleaning everything myself and told them i no longer needed a cleaning service and was not met with an apology or explanation as to why no one ever got back to me. other than my last maintenance request and the lengthy time it takes them to actually come in, they generally do a good job and are nice. outside the apartment, tenants do not take care of the grounds, leaving dog feces (there should be MANY MORE dog clean up stations or at least trash cans, especially along brickoven as this would help with the feces and trash problem) trash furniture etc. only one parking spot is allowed per apartment (understandable with limited space) HOWEVER, two friends that stayed with me and had to park on the street have had their cars broken into and attempted car theft leaving their vehicles non drivable. the neighborhood is not a good one and i highly advise all parents to keep their babies on a short leash here, i myself have been followed by homeless people and cat called by disrespectful tenants who also live at avida (please check the state sex offender registry before moving in anywhere) they raise rent significantly each time to resign your lease and i’m not very sure why. none of the amenities are ever open and if they are open it’s not safe. women have been attacked and stalked in the gym the pool is never open and when it is, current tenants immediately trash it and never pick their stuff up but hey the front office throws get togethers here and there if you like that. mail is iffy. i never had any issue receiving my key to my mailbox but i know a lot of people here have. however i have had packages stolen and misplaced by the handlers. there is a lot of negative factors here it is not only the complex i really have nothing good to say about avida"
"This place is a joke. Been here on a 13 month lease, pool hasn't been open the whole time. Although I'm sure the ridiculous cost of rent for the apartment includes the amenities aka the pool. There's always cops around, gang members. Our next door neighbor had his door kicked down by police at 4 a.m. and was arrested, leaving blood all over the entrance to our apartment and down the stairs. When we asked the apartment to clean it up so our 2 small children wouldn't see it leaving our apartment, we were ignored. When we moved in here, our vehicle was towed while we were trying to unload it to move in. Had to pay $100 drop fee. All the ladies on the office are rude, passive aggressive and petty. Anytime I try and talk to them I am met with attitude and pettiness. When it came time to resign our lease they were trying to ask for a $900 deposit and upping the rent by $300. It was $1600 when we moved in. They were upping it to $1900 for a 2 bed 2 bath, but advertising to new comers $1400 for the same size apartment. They are dishonest, vile and shady. We are leaving and hope no one else makes the same mistakes as us. There's always a better complex who actually cares about its tenants. As far as I've seen the last few months, a lot of people are leaving and moving out. Hope this place goes out of business because it's toxic and not helpful to an already struggling economy. Do better avida."
"Avida is the absolute WORST apartment complex I’ve ever lived at. - After I moved in it took 5 visits to the leasing office over the course of over a month just to get a mail key that worked (their excuses ranged from their maintenance guy was out for the week to completely failing to put in the work order at all). It was eventually scaled up the corporate level where I had to tell them to look at their own cameras to prove that I had been in on 5 separate occasions and hadn’t had the issue resolved. - This summer my AC went out and I placed a work order for it. A maintenance guy showed up a couple days later and genuinely made it worse. I assumed they would be coming back to actually fix it but nope! That was a finished job to him. So I had to place another work order and a more senior technician showed up and was able to fix it. However, he left a temporary AC unit in my apartment and forgot about it until I called them over 3 weeks later and asked them to come pick it up. - A couple weeks later it started getting cold and when I tried to turn the heat on surprise surprise that doesn’t work either. I placed that maintenance request sometime in October and when I moved out at the end of November it still wasn’t fixed. - Also towards the end of my lease a pipe burst or came loose or something and my whole kitchen/living area were covered in water. It took two calls and several hours for the “emergency” after-hours team to show up. - Jump to today at 2pm I get a call saying a package got delivered for me and I need to come pick it up “within the next couple of days” which is an exact quote from the voicemail I got. I showed up less than 2.5 hours later and they immediately say “oh yeah that got sent back”. I said no that can’t be right because I just got this voicemail a couple of hours ago saying I had a couple of days. They say, again, no that got sent back. I ask how that happened and more over why I didn’t get a call from them saying that they sent it back and the response was, again a quote, “yeah our bad”. Overall the place is horribly maintained, there’s trash everywhere, the pool was closed probably 10 of the 13 months I lived there, and the office staff is completely incompetent."
