"When I moved into Grand Tapestry in 2018, it was a very nice place to live. There was a collegial feeling among the residents and staff and the staff was helpful, for the most part. There were regular "happy hours" involving food twice a week and a number of other activities. Covid put a large dent in those gatherings and activities, but the staff tried to keep up their commitments by delivering lunches to the residents each Friday. The building was gradually getting run down, without much of any activity in the way of painting or cleaning carpets. Maintenance staff has always been limited, with most of their time revolving around taking trash out to the dumpsters. I was hopeful that when Graystar took over that with their very substantial international resources, they would restore/replace scuffed up walls and worn carpets. There was a replacement of carpeting on the first floor, but it quickly became stained in several areas, with no attempts to keep things up. Their office staff has addressed some small issues that cost no money. But when money is involved, they can't seem to recall any complaints being received. On occasion, a letter about issues sent to the CEO in Atlanta prompted responses. In regards to tenants, they come in all shapes sizes, and colors, either classy or trashy. During the Grand Tapestry (pre-Album) days, they seemed to screen potential residents fairly well and there was a good appearance and atmosphere to the place. In the past several years, the screening must have declined, and trashy seems to be becoming more dominant. If anyone can scrape up the money, they're in...until they are evicted several months later. In addition to the building condition and atmosphere continuing to go downhill, the surrounding neighborhood, which was once rather new and "spiffy", has demonstrably declined. The strip mall to the west has a supposedly classy restaurant that works very hard at being trashy, including a recent episode of piping music outdoors loud enough to be heard a half mile away at the Walmart on the other side of the turnpike. The Mayor's office finally quashed that nuisance. Thank you, Mayor Holt. On the other end of that building, the supposedly upscale sporting goods store decided several years ago to become a 24-hour truck stop, which is certainly an unwelcome development. (Look up diesel exhaust and cancer). I had hoped to stay at Album for at least 5 more years, but I finally had to throw in the towel and spend thousands of dollars and weeks of time finding another place to live. Album was too much rent for a declining quality of life, including increasing health and safety issues."

"I am retired from the United States Army. I moved in in March of 2023. I paid my deposit and my rent. I discovered on the 1st of April they lost my check. Someone has been coming into my Apartment when I am away. On three different occasions and vandalizing and removing documents. I tried to set up a camera but I was told by Cox I could not receive internet at this time. Cox stated before I moved in somebody committed fraud so I have to wait before they can approve my identity. I do believe that management knows who is doing this. I am beginning to wonder if this is related to race. I am very friendly with all the residents. I try to participate in all activities. There were two maintenance personnel, when I moved in. The maintenance guy they let go was very kind and helpful to all residents. All of my electrical outlets or out on one side of the kitchen wall. When I ask when they would be repaired I was told there is 15 people ahead so now we pay close to $2,000 a month for a two bedroom and now we have no one to conduct the maintenance this is very unethical behavior other residents have complained that they're charging extreme rates and then lower rates to some tenants this is not a rate reduced building so I don't know what's going on but in the short time that I've lived here other residents are moving out do unfair rent increase on certain residents and others have low rent and water. I enjoyed this complex for a couple of weeks. Something unethical is going on."
"My husband and I recently moved in at Album at Quail Springs. It has been a wonderful experience for us every day. The front office staff is superb and willing to help in any way needed. The amenities are great ~ gym, theater, game room, ... and many activities in the grand room. Our Cinco de Mayo celebration was top notch A+. Heated salt water pool, fire pits, grills, raised bed gardens for residents ....on and on. If you are looking for a 55+ residence, look here first. You won't need to look any further."
