"I have been trying to contact their office for days now. I was a resident over a year ago, at which time I was told by the property manager that the unit looked perfect and we’d be getting our deposit back. To no surprise, we never received our deposit back. Now over a year later, as we are trying to apply to a new property, we’re informed that there is an outstanding balance on our records from this place. At NO point were we EVER informed of this- not by mail, email, or even a phone call. We even provided all of our new home address info should they contact us. The complete lack of communication and transparency while we lived there and even after we left is UNACCEPTABLE. We have been trying to get ahold of their office for DAYS to no avail. Phone calls and emails go unanswered, not to mention their office is randomly closed during business hours. This is exactly what it was like to live there- so beware to any potential new tenants of what you are getting into. I never leave reviews, and I’m only doing this to HAVE SOMEONE CONTACT ME!"
"STAY AWAY FROM THIS PLACE. I lived here 2 different times in 2 different units. The first time I lived here it was pretty decent. Management was quick to handle issues and the place was kept up. I will say there is no sub floor so you will here everything going on up stairs. There was a new management team put in place at River Ranch in the last couple years and they are awful. When your lease is about to expire, if you plan to renew, you better do it the moment they tell you to or they will increase your rent offer daily until you can get to the office to sign it. High pressure tactics. Rude staff is an under-statement. The dumpsters are usually over full and pouring out on the ground next to them. The complex allows pitbulls and all sorts of aggressive breeds. Oh, not to mention the roaches. You will have to CONSTANTLY battle them if you do not wish to be over run. The insides of the units are in desperate need of remodel, but they just spent tens of thousands building these horrendous shopping cart walk way rails outside everyone's units. Who beyond stupid idea was that? It looks terrible. They should have put the money on the inside of the units. What a joke. The apartments around River Roach are way better and around the same price."
"This is a pretty sub par place to live. I spent a year living here when I was going through police academy before my wife and I got married. Pros: It's cheap. Close enough to 75 to get wherever. The fees aren't expensive. Cons: Dealing with management is impossible. They don't get back to you. They rarely follow up on things. I has to constantly remind them every time I needed maintenance, and I was lucky if it ever got received or done. My next door neighbors smoked in their apartment and smoked pot. Normally I wouldn't care, but it got to the point it started making my apartment smell like smoke and weed. My roof literally fell out in the hallway and it took nearly three days four days for them to fix. Luckily I was in the process of moving out already. They fixed it but left the dry wall pieces they didn't use on the ground and didn't take out the drywall that had fallen. I cleaned up the big pieces. When I asked if I needed to worry about cleaning the debris from my apartment they stated not to worry about it, that it would be cleaned. Debris was tracked all over the apartment. When I FINALLY got my deposit check back, I received it late last week after being told initially id get it in December, then January (i moved out in October) they had charged me $65 for cleaning EVEN THOUGH the manager Cassie told me not to worry about it. All in all I wouldn't recommend living here. I did not enjoy it the whole time i was there. It was fine cuz it was cheap. If you're in college and don't really care, go for it."
