"**UPDATE ** Still haven't received deposit refund for this apartment- management charges tenants to replace appliances & flooring despite work orders the appliances never worked properly. This 1-star should be 0, the front office never helps with repair requests. They violate real estate tenancy rules without regard to legal consequences. Packages were always being stolen by the kids of tenants or their visitors. Management never disclosed a former resident committed suicide in a unit (#358) above us in the summer of 2021 and was not discovered for several weeks. The next-door neighbor of this person told us what happened because Management wouldn't disclose what the foul smell was. Afterward, the entire building became infested with roaches & bugs which they blamed on other tenants. They charge tenants for replacement costs of normal upkeep like repainting a vacated unit, new appliances, or carpet replacement. When repair requests were made, they were always excused as within normal operations (it's not normal for a seal on the fridge to have a gap the width of a dollar) but we are responsible for paying for broken appliances at move-out that were in the same condition as received. It may look awesome on a brochure or website, don't fall for their honey trap of lies. RUN away from this place!! They will rip you off! BTW, before this review is attempted to be discredited, I know all of this firsthand by witnessing these rip-off tactics, not as an official tenant. How this place was voted the "Best of 2022" is beyond rational unless this is a paid marketing tactic. This is not the best apartment complex in the city, there are so many others that are much better, keep looking and go there instead. This place is a step above living in a ghetto."
"Do not waste your money! (can provide pictures) I don’t know where to start on why you should NOT live here. Let’s start with the office staff. The property manager is the definition of a slum lord. She does not care about the living conditions of her tenants, only cares about money. If you have a complaint, do not go to her. She told me “if you have a problem, then just move out” about 6 months into my lease. Very insensitive to people who are literally just living paycheck to paycheck, trying to survive in this economy. She has no problem raising our rent, but leaves the property to look like an absolute dump. The rest of the office staff is okay, not the best customer service, always felt like I was bothering them, however never had an issue with them. The property itself is a dump! Trash and dog poop everywhere! Stay away from the dog park during the summer! Smells absolutely atrocious just walking by. The duck ponds are disgusting. At the end of 2022, one of the ponds was actually filled with dead fish for approximately a week because it was during the new years holiday, and apparently wasn’t important enough to get it taken care of for the tenants who overpay to live here. Eventually started to smell like dead fish. (I wish I was making all this up). As for the ponds with fountains, they are CONSTANTLY overflowing and flooding the sidewalks leaving mud and sludge behind. The gates are broken more than they work, so they are left open for anyone and everyone to walk through. I feel SUPER safe. Especially with the multiple times I have encountered homeless people sleeping in our elevators. And as for the elevators, I can’t count the number of times I have gotten stuck in them because they are broken more times than not (seems to be a theme). This whole complex is an ADA violation waiting to happen. Tenants are constantly letting their pets pee in the elevators and not cleaning it up. I reported it to the office hoping they could remedy the situation, but since it was a weekend and they had “no janitors on staff” it had to wait until Monday. The elevator was left to reek of urine for 2 straight days. Water is constantly shut off at random times throughout the week. We actually had a pipe burst during the winter, so we were out of water for a bit. Had to shower at a friends house just to go to work. This burst pipe happened TWICE within maybe 2 months time. The cherry on top is, we still had to pay the same price for utilities even though we didn’t have water. The laundry room is too small for the amount of units. The washers are consistently broken and leak water everywhere. Multiple washers do not complete the spin cycle and leave your clothes sopping wet. Don’t even think about leaving your clothes in the dryer for a few minutes after the cycle is finished because people WILL touch your clothes and leave it thrown somewhere. I have taken to using the laundromat down the road just to avoid it. They are really bad about switching over the swamp coolers. We had no heat during a freeze in 2022 and my neighbor and I spoke about how freezing our apartments were on multiple occasions. They also usually wait too long to switch them over for summer and aren’t the best at cooling the apartment so make sure you have a window unit of some kind. My apartment was infested with roaches. Not one or two, but when I’d move things they would scatter. Called the office to have them schedule pest control to come and they never did. Had to wait 2 full weeks to have them come spray because they only come on Fridays. I was in a fender bender in 2022 to where my car was undriveable, but I could not get it into a repair shop right away because of the shortage of certain car parts. It was going to take roughly a month. I explained the situation to the office staff and they told me I can keep it there for only 2 weeks, even though I had it parked in a lot that is constantly empty, so I was not taking up any space that would make it an inconvenience to other tenants. I wish I could give it 0 stars."
"DO NOT RENT HERE!!! I know the "cheap prices" are a reason to rent here but trust me that you will wish you would've paid the extra couple hundred bucks to rent somewhere else. Lets get started that this apartment complex is located in the war zone. Those new coming to Abq just know that the warzone is the GHETTO of Albuquerque. There is so much violence, homelessness, and junkies everywhere. The Pearl claims to have "security" and that security consists of gates that are ALWAYS BROKEN and so easy to enter. I got my tires stolen one morning (yes in their "gated community") and when I asked if they had footage they just said "Nope" and went on with their day while I was there at their office with tears in my eyes. The employees at the Pearl have little disregard for their tenants. We are just piles of flesh and blood to them who they can suck money out of. Apart from the low safety, the Pearl apartments are horrible. They smell DISGUSTING. There is always something breaking down and don't expect maintenance to come and fix it right the first time. I am not going to complain about the neighbors because I feel like having horrible neighbors comes with living in an apartment but just know the walls are paper thin and you will be hearing everything. From the steps of your upstairs neighbors to the rap music being blasted by your downstairs neighbors. Also if you are someone that cant tolerate the heat in the summer STAY AWAY The pearl has one of the worst A/C systems I have ever seen. You have to wait for them to service the a/c for them to be used by the tenants and they won't get them serviced until the day is it over 80 degrees. Then two to three weeks later they'll get someone to come turn them on. Yet once they are on, they do a horrible job at cooling down the apartment. If you're hoping to hop in the pool to cool down, good luck with that because they are always 'fixing the pool". All the money I "saved" from renting here I used to break the lease because I couldn't handle another month there. They charged me over $2,000 to break the lease so just keep that in mind if you want to rent here and decide you hate it as much as I did. Once I broke the lease they took their sweet time on returning my deposit. I basically had to beg them at first to send it to me and they told me I wouldn't receive it until 60 days after the lease ended, note NM law states its 30 days after. Way past 60 days later, after insisting and seeing that they had no intentions on returning my deposit, I had to threaten them with legal action. That's when they sent me my deposit almost immediately. Please please please do not rent here. Learn from my mistakes and my experience. At first the employees will be a gem to you and treat you good to get you to rent there. They will show you the best units they have to persuade you and then they will put you in the worst unit possible. Don't cheap out on your home. You won't feel comfortable or at peace here. I thought I could live here until my lease ended but I couldn't after a couple months. Spend those extra couple 100 bucks on a apartment complex that will be safer and comfortable for you to live in. The Pearl is not that place. Also note that there was in murder suicide in Apt 358. The employees wont disclose that information."
"The first day I moved in this apartment, I became furious that I had been deceived by the management. Opposite to whatever they said. Rent way too expensive and everything looked old, old school. Floors are bad, refrigerator like made in 70’s, doors overpainted in thousand times, and filters were filthy: reported but nobody seems to care."
"We lived here for 4 months. Our apartment smelled strongly of cigarette smoke, which was especially unpleasant as I have asthma. If you are sensitive to the smell of cannabis, there is a dispensary right across the street and the complex almost always smelled like it. The apartment was freshly painted, leaving surfaces tacky, and things like splinters and cockroaches were painted over, memorializing them. The water temperature was difficult to regulate. We could not adjust the air conditioning. Maintenance usually responded to our requests by the next day, with only one exception, which we did appreciate. Sometimes they don't always knock as loudly as they could, which can lead to uncomfortable situations. There is a pool, but the first time it was filled it became completely inhabited by ducks and their waste within a week. They got it up and running again after a few months and fixed it. They changed our mail key without telling us. Workers were friendly. The grounds are not well-taken care of. There was a bird that died right by the entrance and lay rotting there for two months before it was taken care of. There were cockroaches, but they offered pest control when you asked for it. We did not have a problem with hearing neighbors. We did not have a problem with security or with parking, like others have said. Ultimately it worked for us as they let us do a short-term lease, but it is not somewhere we would live again."
