"Terrible. Apartments are tiny and 4 X’s the price for the square footage. Area is great, still not worth the price. The hot tub was broken down for 7 months out of our 13 month lease. Management lives on the property so naturally they become friends with residents. This unfortunately creates favortism and they side with their friends stories over real concerns of residents who don’t have those ties. Not a good look. Lastly the main leasing agent is a vulture and threatens residents and their lively hoods every couple of months for NOTHING. He just watches those cameras and accuses anyone he can of anything he can. I never recieved an apology for the false accusations even though residents go out of their way to make up for the smallest of inconviniences that were not even caused by residents themselves. Denver is full of good people, unfortunately the social construct we live under is too demanding for people in management and they become corrupt and rude, to make people who don’t care about them “happy”. Try cherry creek for these prices. You’ll be so much happier and genuinely taken care of."
"I am LOVING living at Modera Observatory Park. It’s like a resort stay every day, which is just what I wanted. The leasing and maintenance staff are wonderful! Lorenzo, Sahara and Ariel are key to the premium atmosphere. The maintenance staff do a wonderful job of keeping the buildings a nice place to live. Neighborhood amenities are also very good. My part of the building is quiet, the tenants are friendly without being intrusive, and I love the club rooms. Highly recommend!"
"If not for the location and the extreme hassle of moving, I would have left this place ages ago. Modera attempts to justify their exorbitant prices with the various amenities that they provide. However, these exact amenities that make this place “luxe” are often not working or in extremely poor condition. Keep in mind that I could list more issues than just the ones below. However, then my review would exceed the word limit. -Entrances to the building were left broken which allowed boys from the frat next door to break-in and throw pool parties during the summer–effectively ruining the summer for actual residents who wanted to enjoy the pool. Thank goodness that was, to my knowledge, the extent of what happened and nobody was injured due to this serious safety issue. -The hot tub was left unusable for nearly a year. The justification for this was that the part wasn’t available. -The elevator has been down for about five months.The justification for this is that the part isn’t available. Notice a pattern? -There have been too many occasions where there has been dog pee left in the hallway or elevator uncleaned. In the winter when it snows, some owners will be too lazy to take their dog out and will instead let them pee and poop in the planters in the pool area. -On the first floor of my building, there was a leak in the ceiling. A bucket was left in the middle of the hallway for around a month. -Again, for almost the entirety of my time living here, there were multiple holes in the walls that were just left unfixed. Finally, in my third year here, they brought in people to patch up and paint the walls. -Fire pits are constantly not working -We transferred apartments a few months before our second lease ended. We had to move in the middle of the month, so our rent was going to be roughly half the price of our old unit plus half the price of the new unit. We paid the full price of our original unit at the beginning of the month (as usual), and then when we moved, the prorated amount of our new unit would be due upon move-in. We would then get a credit back for the days we did not stay in our old unit. Why they couldn’t simplify this process, I don’t know. Additionally, we were told that the credit would have to be mailed to us as a check, and that we couldn’t immediately apply it to our amount due at move-in (which ended up being false). - When we got the move-in amount, it was clear after doing some simple estimates that the amount was well over what we actually owed. We were told that the amount was correct and that we had to pay. I then had to go to the leasing office to break down item by item why the move-in amount was incorrect. I did get an apology, but imagine if I had actually paid the incorrect amount without double checking. -At the end of our second lease, we attempted to negotiate our lease renewal. We felt that the amount listed on our renewal was not a fair market value. After being denied, we decided that it was time to move. Then, a friend brought to our attention that our unit had been listed for LESS than what was on our renewal. This was after they had told us that the amount that they had given us was fair and that they could actually list it/would list it for hundreds of dollars more. I confronted management, and they said that it was a computer error. Whatever. We came to an agreement that they would allow us to resign for the amount that they had listed it for and that we would get a $500 promotional offer that we had missed because of the failed negotiation. - We inquired about the $500 promotional offer and how that would be deducted from our rent and received a very passive aggressive email that essentially said–I already told you it would be applied in September. Funny, because it is now nearing the end of October and the $500 credit is nowhere to be seen."
"I lived in Modera the last three years and just moved out. I LOVED living here! Wanted to post a note to shout out Ariel, she was AMAZING. Always helping me when I needed, extremely caring, and so much more. She goes above and beyond for the residents, extremely personable, remembering residents names and things about them. Also shout out to the maintenance team, always quick work and good communication. :) I’ll miss it there."
