"False advertising! Change wording on option to get out of lease and don’t honor what was given in paperwork during signing of lease - even for a perfect tenant who lived tenant for over a year. I was with my daughter when she shopped for apartments and the ability to get out of a lease was the reason she chose Modera River North."
"Booked a 9am appointment to view this place. No-one from the leasing office bothered to turn up! So waited in the cold for like 30 minutes. There was another guy in the same situation. Pretty appalling behavior, and a serious waste of my time. The office should really get its act together."
"False advertising. The "Peace of mind guarantee" wording was changed after I moved in and they did not honor their original advertising that they told me and stated that they can change those terms whenever they want. Do not believe any of the "peace of mind guarantees". Any extra amenities can be taken away at any time so do not sign just for the amenities (hot tub in working condition - it was broken for MONTHS with no credit to residents, cold brew coffee on tap, bikes that you can rent, etc got taken away). My apartment floor was so dirty when I moved in that I could not place anything on the ground without it getting brown dirt on the items. They sent someone to clean it but I had to move my things in so they just kind of mopped around my stuff. Upper management does not see its residents as human, just a dollar sign. Do not expect any humane interactions, you will always be told that "they cannot do anything about it". I was not offered an option to resign my lease for anything less than 12 months, I was hoping to sign a 6 month lease when I resigned and upper management would not budge at all. Location is fun but parking is terrible. Overall I would recommend spending your money elsewhere, this specific location isn't worth it."

"I’ve had many ups and downs at this building over the past 5 years. I was the first person to move into one of the 5th floor 1bd/1ba apartments when Modera opened, and moved across the hall into another 5th floor 2bd/2ba apartment a few years ago. Management went from great to worse, as did a number of amenities (e.g., hot tub that was broken for most of the past year). However, the latest management Mill Creek has brought in seems to be a turning point back to great. They have addressed a number of issues residents have brought up, have been proactive to ask what we care about / how they can improve, and I think they genuinely care about the happiness of Modera’s residents more than ever in the past. Early on, they decided to get authorization from Mill Creek and the building’s investors to replace the entire hot tub heating unit— instead of small fixes that didn’t last. It just got fixed today and I am updating my review accordingly. The highs: Great location within walking distance to many of Denver’s best restaurants and bars, massive hot tub, solid gym, good views on higher floors, solid appliances, fast maintenance (1-2 day turnaround if something breaks in your apartment), friendly staff, a policy that lets you break your lease early without penalties if you lose your job (happened to a friend at another Modera property). The last one I really appreciate and I think should be part of tenants rights for everyone. Assuming you know what you’re getting into, I think it’s pretty great! The lows / what to plan for: Like most apartments run by real estate investment companies, I would plan for regular rent increases above market (most people I met moving out have gone to nearby new buildings at lower prices during their annual renewal), expensive parking (I’m paying $300/mo), expensive lease termination fees if you leave early (has happened to friends who bought a house), thin/cheap electrical wiring so you can’t use multiple kitchen appliances or electronics at the same time on the same rail or its circuit breaker will go out, noise from drunk Puttshack patrons across the street (hey, it’s RiNo), car burglaries and noise from car alarms (hey, it’s RiNo), and a lack of nearby green spaces. Be sure to avoid leaving anything flammable on your stove if you have a dog. A number of fires in units, including a friend’s, have happened from pizza boxes being left on the stove and dogs turning the stove with their paws while their owners are gone when counter-surfing. Has also happened at a few parties from people’s butts, but easy to put it out. If you move in, say hi! Some of my favorite spots in the neighborhood are: Beacon (bar w dancing), Death & Co (cocktails), Honey Elixir (cocktails), Stowaway Kitchen (brunch), Denver Central Market, Cart Driver (pizza), Dio Mio (Italian), Fish N Beer (seafood), Hop Alley (Chinese), Mister Oso (Latin American), Himchuli (Indian)"
