"CPM stopped filing budgets, financials, minutes, several years ago for the hoa. They note to call for copies of the reports. First request on Sunday, next couple days several more calls. It Wednesday at 4 pm and still not heard back from Justin, or anyone. The property manager has hindered our buyers request for documents and the sale of our unit. Next, will be a complaint to the real estate commission."

"I would give 0 stars if I could. The WORST property management company I’ve ever rented with. If you call, the staff is rude and unhelpful. I was told by Rebecca on at least 5 different occasions that she’d return my call, but she never did. They’ll nickel & dime you over every little thing, but will do *nothing* to upkeep your complex. Our washers & dryers didn’t work for over a year, Crystal was notified, but nothing was ever fixed. While under Crystal’s control, our complex experienced a severe littering problem that they did nothing about it. I’m talking - TONS of trash blowing throughout the parking lot every single day. 2 months with a new property management company, however, and the issue has been resolved. Clearly Crystal was just too lazy, since the problem has now gone away without them. They also twiddled their thumbs when my building experienced a cockroach infestation and a neighbor was not complying. They didn’t force the neighbor to let pest control enter their unit, so the infestation got out of control. With the new company, they are forcing the neighbor to comply and the issue is much better. I could go on & on about how awful my experience was with this company; they take advantage of renters and diminish the quality of any complex that they take over. At least once a week, I find myself saying, “Oh thank GOD Crystal Property Management no longer owns my complex!”"

"Multiple problems. There was a sewer back up 4/1/23 Still waiting on Justin to call me and fix the damage. Had a tenant's truck booted 12/21/23 without provocation and had valid parking tags. No warning. No one can call back except Justin and still waiting for a call back with multiple messages. HOA dues increased 60% without notice or and HOA meeting. Cannot get the HOA president from the management. Only Justin knows and he does not return calls! Taking HOA money without any service"

"Moved into new residence and discovered multiple issues the biggest of which are mouse infestation and drain fly infestation. Also concerned about natural gas but … they said wait till Monday. Emergency line did not call me back. This is after being an occupant for not even 6 hours. Spent today (day one) cleaning up after mice and again calling line with no response for help. I will add my other various complaints based on my experiences with the company so far when I have the energy. Don’t rent from them."
