"Edit: In response to this company's reply to my review, I would like to clarify my original review. First, my intent with my review is not to harm their company or deceive anyone, but to honestly tell our experience dealing with them. Second, if the carpet was cleaned before we moved in, it was not done well. I have pictures that we emailed to them after we moved in. We had the carpets cleaned and a lot of the stains that looked like poop stains in the bedrooms did come out. Third, I have the email where Brian implied that we were the cause of their being dropped as the management company for our rental. It too was not a false statement. Fourth, their office people absolutely did not apologize several times for the kitchen trouble. We would have appreciated the apology and the offer to clean it up or make it up to us somehow, but that never happened. Original review: Trouble with this company started from the minute we signed a rental contract. We have rented from others before, and also rented out our own properties with no trouble at all. Dealing with Colorado West Property Management was far worse than anything we have ever encountered. There are many reasons we would not recommend working with these people, including important documents they misplaced upon checking in, to very unprofessional email correspondence. The garbage disposal was broken when we moved in and made a big mess when we turned it on. This company sent a maintenance guy 3 different times to come fix it, but each time it wasn't fixed. Not only did we have to clean up the mess it made (there was black gooey stuff that sprayed out the bottom of the sink), but the last time before they finally replaced the disposal, the maintenance guy took a garden hose from the back yard to shove down the pipes. He flooded the kitchen floor and left a huge mess that took us hours to clean up. This experience was one of many we had dealing with them. We also found out 8 months in to our time there, that there was a radon mitigation system on the property, but it was never turned on because it was broken. We had the radon tested and it was very high. There was also a dispute about getting some of our deposit back at the end of our time there. The CWPM owner, Brian, very rudely responded to our concerns by insinuating that we were the reason the owners of the property no longer wanted to use them as their management company anymore. It is a shame the owner tried to pass the blame for their poor management on us, the tenants that always paid on time and even did our own repairs to not have to deal with them or their maintenance people. We left the property even better than when we moved in, including paying a professional carpet cleaner to come because they said our own carpet cleaner wouldn't work. They claimed to need a receipt for the next tenants. They knew there wouldn't be new tenants after us. It also didn't appear that they ever had the carpets cleaned before we moved in (there were stains that looked like poop in the bedrooms when we moved in, that came right out when we cleaned the carpets). There is a lot more, but I believe this is plenty to help others decide if they would like to work with this company."
"They have been our property managers for several years now and i recommend them highly. We live off continent and we often forget we have a rental. They take care of everything, and we never need to be concerned about rents, maintenance, or interaction with tenants. Highly recommend, owners are awesome people!"
"I am an owner at Colorado West Property Management and it is an excellent company to work for and work with. We have many tenants who have chosen to rent from us more than once by upgrading to a larger property or renewing their leases over and over. Those satisfied customers are not adequately represented in these reviews and I am disappointed at the negative online reviews that people are allowed to publish with no fact checking required. The biggest reason for a negative review seems to be money withheld from a deposit. When a tenant stays for the full period of the lease, gives proper notice (30 calendar days and in writing), cleans thoroughly (refrigerator, oven, light fixtures, etc.), they have the carpets professionally cleaned (as stated in the lease) and there is no damage then they are given a full refund. Full refunds are regularly given but that is not accurately reflected in online reviews. We do not profit on deposits or deposit refunds. Any money withheld from a deposit goes directly to the cleaner, maintenance person or carpet cleaner who helped us get it ready for a new tenant. If a tenant has given improper notice or broken their lease then the remaining deposit goes toward rent payments for the time the property is vacant and/or to pay the re-rental fee. The practice of using deposit money for cleaning and repairs if the tenant has not cleaned property and/or left damage is standard among all property management companies and private owners. We have photos and bills on record for every property. If a tenant has a question about why a deposit was kept they are welcome to call and we will be happy to show them exactly why money was withheld. I love working at Colorado West and I appreciate all of our tenants who are doing a great job taking care of their properties. It has been a pleasure to help tenants find wonderful properties to call home and to see satisfied customers chose to rent from us again when they are ready for a new home. "the person that makes the decisions about your security deposit will make up reasons to make deductions. makes sure you get A Lot of pictures, and put everything in writing, even if it's the maintenance people saying it's ok, you be charged. if you ask for reasons why you were charged, you won't get an answer. so if you rent from there, plan on getting charged for no reason or something you noted when you moved in. this isn't about all the employees, just the one who decides to take your money."
"The ladies in the office at Colorado West have been very delightful to do business with. Anytime I needed anything with the property I rent from them, they were very prompt and got things taken care of for me. Maintenance guys are great. They treat you like a human being and never make you feel dumb for calling even with the littlest job. They explain things to you and make sure you understand everything that's going on. I definitely recommend this company. I've been renting from them for about 6 years and I've never had a problem with them."
