"The way this company does business is absolutely despicable. I could spend hours listing every unprofessional communication we had with them, but my time would be better spent warning would-be renters in the Cedar Rapids area to STAY AWAY from these scam artists. The final statement in which we were to receive our deposit return was the last straw. We spent a week prior to the move out cleaning every square inch of the property in hopes of getting a reasonable portion of our deposit back. But I suppose we didn't rack up enough damage for these buffoons to turn a profit with our deposit, so they decided to just up-charge every item they could. For example, they somehow justified charging us $75.00 to replace ONE smoke detector battery. Every other item on the list was marked-up similarly. Luckily for these scoundrels, their customer base doesn't have the resources to do anything about it. There is a reason they are on the do not service list for several companies around the CR area. The best part is they read these reviews and continue with their scummy practice."
"I see a lot of reviews stating bad reviews about maintenance, but in my experience they were great. It was the management as a whole who were extremely untruthful though. I lived in a house on 7th for 3+ years. When I was moving in someone drove by and said that the house was extremely haunted and drove off. I didn’t think anything of it. The 3rd year came around and my neighbor who had lived there for her entire life, basically, decided to tell me that the previous renter/owner passed away in the house due to lung cancer. She started to tell me that I should be careful because I have 2 children who I have raised in there their entire lives. She proceeded to say that the home has a dirt basement that isn’t finished and that Radon was present. I knew nothing about this but I started researching and found that this is a gas that comes out of the earth and is deadly if it isn’t taken care of. This makes sense because My kids & I were sick almost constantly throughout our time here. I expressed this to the property, but no response to emails or voicemails. How would my neighbor know that I even had a dirt basement unless something happened bc of it?? She wouldn’t have! I spent a decent amount of money on test kits, etc. These tests take weeks bc you have to send them in. I ended up just letting them know that I wouldn’t be signing another lease there. I never received the results from the tests, I was just in a hurry to get out of it all. When I moved out, I DEEP cleaned & hired a carpet cleaning co to come like I was advised to. I did leave some stuff behind because there were no dumps to throw things in and because I was in a hurry to get out. I wasn’t really trying to die of lung cancer. Mind you, none of the bad history was shared during the showing, during the move in, NOTHING! In fact, the lady told me a teacher lived there. I recently found out that I was charged $4,000 in fees for leaving things behind and not scrubbing the crevices of the place. I can understand fees for leaving things behind, but 4 grand? Absolutely not. I gave this management 30 grand over the time I lived there. I ALWAYS paid rent on time. I feel like I have been taken advantage of. They kept my deposit and on top of it have charged me $4,000, no exaggeration. I’ve been through a lot with this management. I would think twice before renting through them. And make sure you do you research on the homes you’re living in, because businesses like these want your money. They do not care if you or your infant children are at risk of becoming extremely ill."
"Don't expect a full refund of your deposit, even if you put thorough work into the place. They'll still charge for professional cleaning full price ($350). I wasn't expecting the full deposit, but I know it didn't need that much cleaning. I had professional cleaners quoting $125..."
"I have seen a lot of bad reviews for epic properties, personally I wouldn't agree. They have been very easy to contact, via email and the phone. I have had 2 maintenance orders one personal preference and one was mildly serious, both times the maintenance man was quick and did a great job. I love the place and I appreciate the management."
"We first moved in on April of 2020. Everyone we spoke to was very communicative and helpful, and we were excited to have found a property that checked all of our boxes. The honeymoon period was extremely short lived. On the day we moved in, they had a crew still actively working on the house. The exterior had construction materials and debris everywhere. The interior had multiple issues, including garbage, nonfunctional appliances, nonfunctional fixtures, holes and damage to the doors and walls, broken sliding doors, and more. The person who did the walkthrough with us acted concerned and said she would make a note of everything and ensure the necessary repairs were completed. It has now been about a year and a half, and the construction materials are STILL lying around, and the repairs have yet to be completed. I understand that COVID and the derecho have been real challenges, and as such I’ve been extremely patient and understanding. But it’s now been over a year since the derecho as well, and we are still waiting to hear any updates and most of our numerous pending requests. I really don’t want to pursue legal action if this can be resolved peacefully, but there are parts of the house that are actively rotting away- aside from the maintenance requests on their portal, I have sent emails, I have made phone calls, I have sent text messages, and still nothing changes. I am worried that the longer they wait to make the necessary repairs, the worse the damage will be, especially as we head into the winter months, and the house will ultimately be declared unlivable. I just don’t know what else to do."
