"This place is gross. Smoke-free, my behind. People smoke here all the time (cigarettes and vaping). I just saw a woman washing her hair with shampoo in the pool. I've seen kids misbehaving, people climbing the water features, glass at the pool, people trying to jimmie locks open, and locks that don't actually lock. Management turns a blind eye towards rule breakers"

"Becoming our new home in just two weeks, moving in March 1st as we're leasing out our existing home and sizing down. We've lived at Bell Point in the Surprise Farms community for a year and a half now. We have literally watched Estia Surprise Farms crop up from the ground and it's a very beautiful property. Emily and her team has been wonderful to work with thusfar. The application process as well as leasing agreement etc... has been seemlessly simple and with ease."

Gym and pool are 24hrs which is great and there doesn’t seem to be a huge issue with folks parking in the wrong assignments."
