"If you're okay with your unit being up to 84 degrees in the winter and having higher than average rent in Tucson you'll love living here.... This entire month my unit has been sitting between 82-84°. Scotia of course doesn't care about these living conditions, nor do the rotating managers. I frequently have to go out onto the patio just to breathe. Lived here 3 years and have known over 5 managers. One was just here for a month before "being let go". Glad I am signing an early lease end, I can't bear being stuck at these lousy apartments. No amenities besides a green pool. One seating area. Paying what I did for a 400sq ft studio was atrocious."
"Hard to say there aren't better housing options. I have a long list of complaints from living here the past 3 years. Right now I am just waiting for my lease to end to find something more affordable for what its worth. Rent has risen, yet nothing on the property has improved. The pool is under constant maintenance. The building is old, so say goodbye to AC during the winter. Invest in another fan. The day they swapped my unit got to 81°F, now 2 months after the swap and having the porch, bedroom window, and 2 fans going, at an unpleasant 78°F. They won't/can't do anything of course. Property managers have a high turnover rate, as I've met 4 managers, and counting. Scotia Group in general should be an avoidance, but I lucked out getting one of their properties that doesn't have a rat or cockroach infestation. The units themselves are dated and the two I have lived in needed immediate attention to be cleaned or remodeled in some way the first week of moving in (including a giant hole in the wall, re-surfacing the tub three times, etc). All of this is more trouble than its worth for a mediocre stay. Theres very little on the property for leisure, as theres one common area to sit, by the vending machines. Dog poop is a constant. I had disrubtive neighbors play music during specific hours for my entire first 2 years (literally starting day 1, I thought people were moving or had a band, but nope, just music), and of course management didn't do anything despite it breaking the lease agreement. Whatever makes them money. It seems the managers only care about being strict to tennants they can control or don't have to do much work to fix, rather than giving them a respectable place to live. Really, the only upside is "it could be worse"."
"I lived at this complex for the greater part of 6 years and by and large enjoyed my stay. Here are some of the pros of this place: The grounds are well kept, facilities are maintained, maintenance staff is professional, courteous and respectful, most everyone who lives there is respectful and quiet, and people are not nosy and mainly keep to themselves which is a plus. The leasing office is receptive and approachable, which they respond quickly to maintenance requests or problems with the rental payment portal, etc,. so if you communicate you shouldn't run into any problems. I was always impressed how low key the place was and the peace and quiet it delivered given its proximity to the University. The location seems it could be a prime party spot or your typical student-like campus housing which can come with noisy and rude tenants that pay little respect or take pride in in their living space. This is not a college-like campus housing complex thankfully which is precisely why I chose it back in 2017 when I moved into Capistrano. I loved my unit here and once during an annual routine inspection I heard the management mention to each other that my unit was one of the model favorites they liked to showcase to prospective tenants. I felt lucky to have had the opportunity and luxury of being a tenant there. I had an ideal spot at this complex that had shaded trees for privacy but was just the right proximity to the leasing office if you ran into any issues you would not be left alone, which is rare to find in an apartment and is comforting. The cons: the property management company higher up is very strict about abiding by standard uniform procedures and due to this corporate mentality and structure, you are not treated as an individual and seen largely as just another number who generates revenue (again, this is not out of the ordinary for a corporate sized property management company but still can be a drag). Severe penalties come when getting in the way of making this property money and they are often unwilling to help and take little interest in supporting their tenants. One example would be failure to take safety precautions such as installing security cameras on property, which now cost very little to install but potentially provide life saving benefits that help to secure a space and act as a good deterrent to crime. I have seen and been witness to this property's willful negligence when it comes to tenants falling victim to crimes that occur on their property. Do not count on these people for support should you become a victim of a crime or need help involving anything that could get in the way or influence this property's ability to make and generate profit. Despite the good nature and willingness from the leasing office at the local level to help tenants, these efforts almost always end up being overturned by corporate and higher ups with the sole power and decision making capabilities. This has created a pattern of high turnover for property managers who are usually dismissed or transferred if they show too much compassion for tenants or start to become well grounded or too established posing a threat to leadership. This affects the ability to create a unified and safe community and hinders people's ability to support one another. This is the main challenge and downfall of this complex in my opinion. The leaders and decision makers here have always been clear in what motivates them and takes first priority and that is to generate revenue from the tenants regardless of what is on the line and who might be hurt. Of course this emphasis and greed often is very damaging and comes at the direct expense of the tenant and/or victim which is sad and unfair. I would rate this place 5 stars if it were based on Capistrano alone and if it were a small independently owned complex. While there are perhaps a few benefits to being a tenant of a property owned by a large corporation, usually these perks if any, are outweighed by the drawbacks and potential risks that come with just being another number to a corporation."
"Lived here for 2.5 years, once in a 2-bed 1-bath, once in a 1-bed 1-bath. Both were great experiences. Extremely clean, well kept grounds (including a large pool), very quiet, and in a walkable, safe neighborhood. The apartments themselves are very regularly updated with new flooring, carpets, appliances, etc., so despite it being an old-ish complex (built in the 70s I think), it certainly doesn't seem like it. I also really loved that all utilities were included in the rental cost. And Dalia the apartment manager is super kind and accommodating."
"Lived here for about a year during my final year of college. I always thought the appliances were quite nice. First apartment I've had with a nice shower, gas stove, and amazing AC. Utilities included which makes rent easy. Very upheld community, they installed covered parking recently and aren't shy of making upgrades or repairs when needed. Staff is also great, always helpful and maintenance is quick. Out of all the places I lived during my college career, this was the best. (And I lived in 3 different apartments)."
