"I bought with Cole West in their RISE development, and the process was amazing! This was our first home purchase, and we felt so taken care of from beginning to end. Our agent was always available for any questions we had, and also answered them in a way we understood. She sends us photos every week about the process of our home. Their build process is amazing as well, we are so happy with the actual build of the home as well, it is really awesome to be able to watch our home build from the ground up. We are so excited to be able to move in soon! 10/10 would highly recommend Cole West for anybody looking to buy!"

"Just wanted to make Realtors out there aware, with Cole West Homes /Agents even if you tell them your buyer is purchasing their product as an investment they are not up front that you actually have to ask for the CCR's and you still may not get them....but STATED in the CCR's, as the investor you are only allowed to use their 1 designated property management company (Red Rock). This applies to all of Desert Color properties. They determine, nightly rates, minimum nights stay, and ultimately your occupancy rate for your investment. Red Rock's fee is 30%. Dianna Ritchie, the listing agent I dealt with is friendly, but knew up front, this was an investment for my client and failed to share this information until about 3 weeks into the transaction. Because this is an investment and we did not have this information that could have easily been given up front it changed my clients profitability on this particular property and it no longer made sense. When asked where we could find the information in the CCR's, no one at Cole West could tell us. Also, there is a section (12) Seller Disclosures -in Cole West contract, that your client has received all the CCR's, HOA, Plat, title report at the time the contract is executed. DO NOT SIGN UNTIL THEY HAVE ACTUALLY RECEIVED EVERYTHING!!!! BEWARE. It's not worth it. I repeatedly asked for the CCR's, and HOA and did not get them until I asked for them from the title company, long after the fact. Also to note in Sect. 12 of their contract you have to ask for all of that because it states seller disclosures *(upon request). But yet they have a seller disclosure deadline of 3 days in their deadline dates in the contract, which Dianna kept telling me it was 14 days. They (the agents) are not held responsible for getting the proper information whatsoever. I have never seen this in a contract before as an agent of almost 10 years. As a Realtor, not familiar with all builder contracts because they are all so different, this unfortunately cost my client his earnest money. Buyers beware."
