"I started renting a townhouse from here July 2019 from home river group and it was amazing, rent was $1050 ( compared to when I left $1350, now they are going for $1500+) and utilities was paid via conservice and it was never more than $45. The amenities weren’t anything to praise, a kiddy golf area and a small dog pad. The management was amazing! However when the place got sold to another property management group everything went down hill! They only make half the tenants follow the rules, there’s a kid in 1209 Apt 101 that still smokes on property to this day and hasn’t been evicted but I got a finale notice when a guest of mine smoked on property. I don’t know about everyone else but who can honestly remember all the rules in an apartment lease unless it’s posted on property, no where on property does it say you can’t smoke or vape. Then you get to utilities which changed in 2022 where the management company adds it to your rent, they not only wait 3 months to add a fee to your account but they charge everyone the same price, and when you email them several times for an itemized list they NEVER respond. In addition to that they add it on a Friday at 5pm and rent is due before Monday so to avoid late fees you have to pay it. That bill was over $160! I still want the itemized copy for my records. The managements communication is nonexistent! I let them know that I accidentally paid my rent out of a closed account and that I was paying it through the proper channels right away, before the due date, they told me they would try and cancel the payment so I wouldn’t get a back out fee and I still got the fee, did I receive a follow up, no. I was also at the time put on speaker where the guy talking was under water, to me that was unprofessional! Yet you see all the “5 star” ratings about how the management team helps out other tenants but I pay my bill on time every month except for two and they can’t help me with a $35 charge. I also put in work orders for my laundry unit and that never got completely fixed, but never had time to request another maintenance tech to come out cause they never come on the weekends when I’m home! If you live in 1221 Apt 101 make sure the laundry works cause the dryer take 2 90min rounds to dry and the washer only worked on one setting ( can’t remember which) The lawn care is so delayed that when you leave the parking lot you can barely see the road to ensure it’s clear, at least that’s from April-September, they trim the trees maybe three times all year and the rest you have to ask Jesus to take the wheel. Finally I got a bill for my move out costs, I knew there would be some cause I’d lived there for 4.5years and did you know you have 60 days from the time you move out to pay the finale bill but yet you don’t receive it until 30 days after you leave. My recommendation is find a new place to rent or go through Hubble homes and build your forever home like I did, this management team is the reason I pushed for a house cause their rules and inattentive attitude towards their tenants is unacceptable, at least with my own house I can smoke in the backyard if I want to."
"When I first moved into the townhome in March 2022, I had no issues with contacting management, Janelle, at that time. She was quick to answer back with any questions/ issues that I had prior and during the move in process. Once we switched over to new management, I've had issues with getting replies back. The first issue I had was that the flooring was coming up by the washer and dryer due to a the washing machine flooding about a couple weeks prior to that. They had a third party come in to take a look at it after Michael did his best to fix it. The third party flooring company showed up about 20-25 minutes late from that set time that we scheduled for, I never heard back after he said that he would get in touch with property management. I left the issue until the new year 2023, and made a work order and Ronnie with Liberty contacted me to let me know that the third party was at fault for not getting back to me to schedule a day to come back to fix the flooring. I never got any updates or calls. Ronnie did contact me on February 27, stating that the flooring company was going to come to take care of the flooring, I told them to let themselves in, since I was in the process of moving out, I came back to the complex and the flooring was left untouched. Another issue I had was winter 2022, we were starting to get ice and little snow on the sidewalks, which made them slick. As I was walking to my complex, I took a step and fell to the ground by the bike racks near the dog park entrance, and yes, I was very cautious of where I was walking. I emailed Sam on November 10, since that was the email that was provided on the website, to make them aware that it's getting cold out and that the sidewalks needed to be de iced, and I never got a response back. I did end up getting bruising on my knees from that incident. The last time I sent out an email to Sam, was on February 9, about the flooring, and I also reached out on the messaging section on the townhome main page, and never got a response back. I love the location of the townhomes and I love the smaller size of the community, but the lack of responses from new management, and the lack of new amenities to the community didn't justify the raising rent prices for me to continue my stay at Cimmaron. UPDATE: I got a letter from then about a month or 2 that I moved out. And they were trying to make me pay $1200-$1400 to fix the flooring. I wrote an email to that lady that was listed on the letter, I listed ALL of the work orders and any text messages that I had stating that I tried contacting them throughout the year that I was living there and their end always fell through. I not only listed the times and work orders about the flooring, but all other work orders that I had and there was a hefty amount. I never heard from them again. My first time renting and ALWAYS ALWAYS keep records of EVERYTHING. I would print out the work orders you submit online or screenshot them . Because those work orders do go away pretty quick once you are about to move out."
"DO NOT RENT HERE. The units may seem nice but they have constant HVAC issues. The property management does nothing about it except try to bandaid it if they ever get back to you. Sam is horrible at responding to emails. Multiple people have left and found other places to live because of it."
"I had a weird situation come up that could have cost me a late fee... I put myself on auto-pay, so my rent would come out on the 2nd of every month. I got a letter later that week that said I missed my rent payment and I owed a late fee. For some reason, my autopay was turned off and the payment never processed, and the system automatically issued me a late fee. I called in to get this situation taken care of, and Janelle helped me out immensely. Technically, the payment didn't go through on time so technically I owed a late fee. Cimarron & Janelle did right by me and said they would waive the late fee. In addition to this customer service, I have never had an issue with these apartments. They are beautiful and everything works well. I would highly recommend Cimarron to any of my friends and family!"
