Silver Bay Apartments

"We've been living at Silver Bay for 4 months. We started out giving it 5 stars. We now give it 3. In all efforts to give a fair and honest, facts-only review, here's why: 4-5 stars Move-in process was simple and we had an overall good experience. We love living so close to the Boise River Greenbelt and downtown area. Neighbors are quiet and friendly. Complex is pet friendly. Office people are approachable and seem to want to help. We asked if we could have a Super Bowl party at the clubhouse, and we not only had one, but office manager went out of his way, on his day off, to provide food and drinks. Kudos to him. Appliances are newer and/or work well. Steven, the maintenance guy, works hard and is a pleasure to work with. He responds as quickly as possible and gets the job done. We always enjoy our interactions with him. Lots of lawn and open space, plus a lake. We haven't been on or in it yet but we intend to take advantage of it when the weather warms up. 2-3 stars After a few days of heavy rain last month, we discovered that the carpet in a corner of the living room and bedroom, and our dog's bed were soaked. After pulling back a corner of carpet to see what was happening, we found what appeared to be an ongoing issue of water coming in from outside. Tack strips were decaying and moldy. Plus side is the office responded immediately to our reporting of the issue. Downside was that after a carpet company dried out the carpet with large and loud (extremely loud) fans and a dehumidifier for 3 days, the carpet was pulled back over the old tack strips. We offered to remove them at the outset, but we were told that we did not have permission to do so. No other work has been done. Fortunately, we're heading into summer/dry season. Also, a ton of dog poop in common areas. This is 100% attributable to people who don't pick up after their pets despite signs and conveniently placed poop bag dispensers. 1 star The treadmill, probably the most-used item in the tiny gym, has been out of order and partially disassembled for weeks. Yesterday (a Saturday), we discovered the hot tub was not hot. We reported it to the office and were told it would be Tuesday before anyone looked at it. Disappointing, since it's one of the amenities we enjoy most here. There was also a broken-down recliner next to the dumpster for about 3.5 months before anyone hauled it off. Overall, we are comfortable here but we feel that maintenance and timely fixes might be better achieved with either more help or staffing spread over 6 or 7 days. One of the maintenance guys told us he spends Mondays tackling all the weekend maintenance requests, which are probably numerous. We wonder how they keep up."

"Terri and Robert are outstanding to work with!! They were extremely responsive and accommodating! They were also cheerful and nice and I got the feeling they both enjoy their jobs!"

"Overpriced. Way too small and low quality for how much they're charging. The lake and the property is beautiful though. Lots of mosquitos however. Management is really awful and property manager is super rude. She messed up our move in date and then got snappy with ME for being upset that I had no other place to stay. Worth it if you don't have a ton of other options but still not that great."

"Would never stay here again. Temp housing after a shower water leak at our home and they could care less about us. While staying here, the ac unit in the ceiling started to leak so we turned it off and notified maintenance. They said there was nothing the could do about it and would call a repair company. This was during the heat wave. Inside temp reached 90 degrees at 10pm. We asked Robert at the front desk to stay in a different apartment and they said that was not their policy. Nothing was done until we threatened legal action. After the repair, no clean up was done and I am sure there is mold growing now in unit 6-304."

"The newest maintenance crew member, Tegan, has been very helpful and informative when we need things fixed. Friendly and assuring. Management gets back to our concerns quickly. Unfortunately we still have neighbors who are not so considerate, but I understand there's not much more we can do about it."
