Brookside Commons Apartments 6551 Rockhill Road, Kansas City, MO 64131

"After living in this complex for 14 months here is my honest review: Amenities / Unit: 8/10 - The in unit washer / dryer was nice, the unit was spacious, new and had modern appliances & energy efficient HVAC. On the pricey side. Maintenance: 9/10 - Responded to maintenance requests somewhat promptly, always solved the issue the first time and needed no return trips. Office Staff: 8/10 - The gals that run the leasing office were nice, professional and courteous. They ran a variety of contests / move in promo's to try and get people to move in. Felt forced at times. Ignore most of the 5 star reviews. They ran a promo that you could win $$ off your rent if you left one. Also, they preach that the grounds are "no smoking" yet my unit smelled of weed every night as the guy above me would smoke on his patio. Pretty sure half of my building did as well as the hallways always smelled of weed / cig smoke after 8pm. Safety: 1/10 - This is where all of my issues with Brookside Commons lie. They average 2-3 car break-ins per week, preach that resident safety is their top priority but hire nighttime watchers who barely patrol the lots, sit on their phone all night or even catch some Zzzs while on duty. My move out U-Haul truck, that was in their well lit parking lot, was broken into and nearly stolen. Luckily they failed but the night watcher was no where to be found. Feels like management doesn't care about their resident's cars with it happening so much. Grounds: 5/10 - Besides the extremely overgrown, gaudy, mismanaged landscaping (I had to sweep / vacuum my patio 2-3 times a week because of it) and dog park constantly smelling of urine / feces, the pool is nice, they have a giant courtyard to do activities and a small-ish dog park. In conclusion: While its a nice complex with everything someone could want, I suggest stay away. Paying to replace a broken window isn't worth it."

"This is a very nice apartment complex. The maintenance is superb! They do a very nice job of keeping it clean and looking nice. The reason I give 3 stars, is because my car was broken into. I had to pay to replace a window. It’s a nice area, but Troost IS a block over. Thank goodness I don’t leave valuables in it. There is security, so I’m not sure how that works when it comes to how often they patrol the lot. There is a parking garage. However, it is inconvenient. It’s very far if you don’t live in the building it’s connected to.There should have been a garage under each building or one in the center. It’s very frustrating paying for something inconvenient. Other than those two things, there isn’t anything else bad to say. Modern and very clean."

"Giving this place a 1 star review cause 0 wasn’t an option, this place is terrible do not rent here. management does absolutely nothing about noise complaints even when the noise occurs nonstop during quiet hours. The only reason there are any five star reviews is because they were running a contest where anyone who wrote a good review had the chance to receive money off rent. Save your money and rent elsewhere."

"Amenities are okay, the gym is very limited and old equipment. But the biggest disappointment is the new garage. Garage was not power-washed after construction and is covered in white cast and dirt. I asked if it can be cleaned and it was only cleaned at the entrance. I brought it up again but the agent did not seem to see what I was talking about and request was ignored. Also, every time it rains mud is literally pouring from the side of the building right into the garage from unfinished landscaping plot. This is damaging my tires and the white cast does not even wash out. I would not call these apartments luxury. Also, garage door needs to be a better quality, it is very slow and does not even detect if the car is still there. Would be much better if it was an insulated garage door."

"I’ve lived at Brookside Commons for about four months now and have had a great experience. The location is perfect, the amenities speak for themselves, maintenance is timely and helpful, and the staff is second to none. It is not unusual for this team to go above and beyond for residents — whether it’s by planning monthly activities or providing last-minute dinner catering to support residents through a power outage. This is a great place to live in Kansas City."
