"What can I say about this place? I can say a lot. In the 4 yrs that I was living there it has been the WORST EXPERIENCE EVER! If I could give ZERO stars I would because that's exactly what this company, management etc DESERVES. When I was working there back in 2020 I was the leasing agent for almost 2 yrs and everyone loved when I was there along with Capri who was at the time the manager. We received many compliments while working there, she even helped me move in there. When we left so did several of my tenants I moved in, not surprised about it. Management had changed several times since I was there and all three companies or should I say owners have been less than great, and I lived there for months at least 7 mos without paying for the rent well HAAHAHA on them because my name wasn't even on the lease it was my ex boyfriend apartment. But I had been paying the rent and like them I gave many broken promises to pay the rent even going as far as paying the back rent with my income tax money and I said to hell with that and to them. If you ever rent from this place be aware that nothing will be fixed for months on end. I had to wait 4 mos for them to fix my dryer because of how many times they changed maintenance employees which was ridiculous. There was constantly poop in the yard people letting their dogs just go anywhere and not bothering to pick anything up. Unfortunately there aren't cameras on the property. A couple of months ago I experienced a man trying to break into my apartment along with him trying to break into my upstairs neighbors apartment and I had to call the police. Which scared the life out of me and my kids. Whatever you do, DO NOT I MEAN DO NOT ADVISE ANY FAMILY, FRIEND OR EVEN FOE TO MOVE THERE, BECAUSE THEY WILL OVERCHARGE YOU, BUT THEY WILL BE QUICK TO PUT A VACATE THE PREMISES ON YOUR DOOR."

"Good luck trying to pay the remaining utilities after you move out. Gave them my forwarding address, never received any physical mail regarding it. Next thing you know debt collectors will be calling you due to an outstanding balance....Also a nice surprise when your credit score lowers due to this. Visited the property manager many times to try and resolve it, even asked for a statement of my balance. I left with disappointment and no resolution. Also in the two years I have lived there: 1) There has been three different property management companies. And the transition from one company to the other is a mess. Make sure to double check your lease agreements, or they might charge you for an additional month. (13 months instead of 12) 2) They prioritize the sister property, Three Fountains, before Fountainhead so also expect months of wait before anything in your apartment gets fixed or most likely not. There was no one managing the front office as they are at Three Fountains the majority of the time. 3) Don't expect to enjoy swimming in the pool. The door to enter the pool is either tied with a cable lock or the pool is green. Hence, it's unaccessable. Please save yourselves from headaches and stress, and avoid living in this property. "The most unprofessional and poorly managed complex in KC. In September there was an issue with the resident portal where residents could not pay rent, Instead of telling us about the issue, I had to call them about 20 times to know what was going on. When the system was back online instead of sending a email or giving a call to let us know it is working, the office sent out notices to each of our doors letting us know to pay or leave, how on earth does that make sense. Maintenance requests take about 3-4 weeks for simplest things. Recently my dryer was catching fire and one person stopped by after 2 days and 7 calls just to spend less than five minutes looking at it and say to me “yeah it started a fire”. They came back days later without notice and destroyed my apartment during their attempt to replace it while I was at work. It makes even less sense to me causing all that damage to your own property while “fixing it”. You would’ve thought there would be more urgency with a fire hazard too. There is unfortunately zero regard for the residents or the property itself. It’s truly sad for a complex with lots of potential to go to a company that could not care less about any of it. If you’re looking for an apartment complex that is just going to get you into a unit and nothing else, you can still find better. Edit: They finally replaced the washer and dryer unit that was starting a fire however, they did not hook up a single thing to make it work. I started a load of laundry and my downstairs neighbor knocks on my door to tell me his ceiling is leaking. I go and check the washer only to find standing water everywhere. About 3 hours later maintenance shows up with no towels, no fans, no shop vac, not a single clue on what he’s doing, but he did come ready with a bunch of excuses for why nobody showed up for 3 hours while my neighbors ceiling is flooding. I am now drying the carpet with my own towels and fans hoping that it doesn’t eventually mold. The word useless would be a compliment to the entire staff. I’m embarrassed for all of them"

"My spouse and I are not too happy about the treatment we have received since 2020. This will be my last year living in this community. They seem careless no apologizing for anything being overcharged, disrespected, police called on, shorted 2 months etc just have a good day and that’s all. Where is the sympathy for others ? If this was your leasing office how would you feel ? I will definitely be taking my money elsewhere next year. I’m not pleased at all with the communication, lack of support when it comes to repairs. I wish the new residents nothing but luck as this is the worst living experience ever."

"This place has gone downhill over the past 8-9 years. It’s been very bad recently. Trash does NOT get picked around the complex. The tenants who walk their dogs do NOT pick up after their pets and in return it smells like a zoo when you step out your unit. Your vehicle will be randomly vandalized due to other tenants bringing drama to the complex. Maintenance is NOT quick, they take their time and they will not do anything correctly the first time of you asking them to fix something. Just this past Sunday night/Monday morning there were TWO vehicles including my mother’s were stolen from the property. They do NOT have security, KCPD does NOT ride through the apartments (they will lie and tell you they do) and there’s NO security cameras. They will NOT send out daily notifications to inform you to be careful, let you know of recent auto thefts in the complex. The office and maintenance were notified of the glass needing to be cleaned up Monday morning. It’s Wednesday and the glass is still in the same place. This the complex is TRIFLING!! Save yourself a headache and rent elsewhere. Ppl are BARELY in the office, barely answer the phone. You have to call three fountains apts, a different complex just to get assistance at the complex you live at. You will pay criminally high rent to feel like your zip code is 64127! It’s not worth it! Beware of these “perfect” reviews also"
