"I was incredibly excited to move into Arena District, but while the amenities are as promised, I'm thoroughly appalled by the condition the apartment was left in. Everything was beyond filthy—the hardwood floors were disgusting (water came up black after a cleanthrough), there was food splattered inside of the microwave, brown streaks on the living room walls, a horrible case of mold in the washing machine, pee on the toilet, and the carpet in my room smelled incredibly dingy. The place was definitely not move-in ready, and no cleaning or even an inspection seemed to have been done. I'm still looking forward to living here because it's a nice place overall, though I'm extremely disappointed and disheartened by the condition beforehand."
"Arena District was a great first college apartment! It is near Market of Choice, Hirons, as well as multiple restaurants within walking distance. It comes fully furnished with Apple TV, WiFi, and several amenities in the downstairs area. They also allow pets which is a huge plus when it comes to looking for a place to live off-campus. After living here for two years, I moved out for cheaper rent in a house rather than an apartment setting. There are definitely pros and cons when living here, yet I still recommend it as an option when people are looking. The rooms are pretty small for being close to $800 a month, but having signed super early, I was lucky to pay much, much less. The rooms are still very small, but at least the furniture is provided and nice. What bumped my rating down was the parking situation. There is not enough parking for residents and the layout is terrible. I scraped my tiny Prius because my spot was so small next to a giant SUV, cement wall, and a pillar. I had to pray every time I parked. I also paid for a tandem spot, and the person who parked behind me never was 'available' to move, making it hard for me to go to work. I would have to ask DAYS in advance to get my car to have it in time to go to work. I asked the office to remove the spot from my lease but I was then told I had to be out of the spot by the end of the month. Perfect— until I was continuously charged for parking for 3 months. I emailed the office EVERY month to take off the charge. I then called the office to take off the charge. They would take it off and tell me they added a "$50 credit" to my account. So they just would take the money I overpaid for the month and put it towards the next month. It just kept happening. Then they told me I had to find someone to take over my parking spot before I got rid of it, but the office never said anything about that. Instead, they kept charging me, gifting a "$50 credit," and the cycle continued until I moved out, and the solution was finally resolved during my final month residing there. I would say it is a safe area, surrounded by residential living and the UO police department, and a tiny park. But Arena District has also suffered several break-ins, resulting in all of the computers downstairs (an amenity) and the bikes being stolen. But it is Eugene, and theft is common. I have always felt safe inside my apartment. Maintenance was always timely and friendly. The office staff was also very friendly. I had an easy time reletting my lease upon moving, just giving them the person's info and paying a fee. I am glad to have lived here my first two years at UO, as I said previously, it is a good first college apartment."
"I love living at Arena! I renewed my lease last year and I’m happy that I did. The staff is super friendly and helpful for whenever an issue occurs. I love the neighborhood that Arena is in. It’s pretty residential and quiet and it’s relatively close to campus. It’s also a very short walk from Market of Choice and Hirons for any necessities you need to pick up."
"Management and maintenance staff are helpful and efficient. Apartment had a couple of issues when we moved in but most were quickly fixed. Biggest complaint is that the doors to outside did not lock for the first month of the term, so there are some safety concerns with that. In addition, bedrooms are about dorm size so just be prepared to use shelves/other things for storage. However, furniture is all really nice and the kitchen has great appliances and cooking space."
"I'm the Tutor-in-Residence at Arena District. The staff at Arena District go above and beyond to create a friendly and welcoming space for residents. Today they had a bagel bar with made-to-order bagel sandwiches. They support their residents' academic success by bringing me in to provide tutoring, free of charge to the residents. I look forward to coming here because of the friendly staff. I don't even live here and it feels like home."
